Roxbury Condos for Sale & Rent
Roxbury is one of Boston's fastest growing neighborhoods. Between 2000 and 2010, the area's population grew by 17 percent. Its expansion kicked into high gear in the past few years as high-tech businesses flocked to the redeveloped Dudley Square business district.
Today, the real estate boom is in full swing. Roxbury has a very healthy and competitive market. However, it's still significantly more affordable than the Boston average. In fact, prices are closer to the metropolitan average even though Roxbury is next to the trendy South End.
Market Trends and Growth
Growth around Dudley Square, Blue Hill Avenue and the Roxbury Innovation Center has created an influx of new businesses and high-tech firms. It's also increased residential demand due to the number of employees who want to live closer to work. The affordability of Roxbury's triple-deckers and brick row houses is appealing to young professionals who work in Roxbury as well as those who commute to the city.
Condo Values
Robust demand has produced a tight market where mid-tier listings move quickly. Over the past year, Roxbury has experienced a steady and dramatic increase in property values. Although the median condo value across the neighborhood is $320,000, median listing prices are in the upper $300,000s, and median sales are in the lower $400,000s.
Today, the median listing price is approximately $260 per square foot, and the median sale price is $300 per square foot. While a few condos are listed below $300,000, one-third of new listings are valued above $500,000. These include new constructions, larger three-bedroom units and townhomes with private entrances.
Housing Options
If you're prepared to pay median prices for a Roxbury condo, you can get a modern unit with two or three bedrooms, multiple bathrooms and attractive amenities. Mid-tier properties typically include garage or deeded parking, in-unit laundry hook-ups, basement storage, gourmet kitchens and access to outdoor spaces.
Condos are available in duplexes, row homes and triple-deckers throughout the neighborhood. A smaller number of condos are located in historic mansions, such as the Mansion at Emerald Glen. Historic properties are plentiful in Egleston Square, a popular residential neighborhood southwest of Columbus Avenue.
Roxbury has a growing number of new constructions and eco-friendly townhomes with features that enable passive heating and cooling. Development has been strong on Hawthorne Street and around Fort Hill. You can also find properties with direct access to Crosstown, Grove Hall and Roxbury's other commercial districts.
Roxbury Condo Brokers
From the suburban surroundings to the great location, Roxbury is a smart place to start your condo search. Nearly one-quarter of Boston's public parks are located in Roxbury, so it's one of the greenest neighborhoods in the city, and it has a convenient location near Jamaica Plain, Mission Hill and the South End.
