Located immediately to the south of Boston, this town of 93,397 is located in Norfolk County, and has become a hub of new development. With 16.8 square miles of land and 10.1 square miles of water, the area offers a mixture of commercial projects focused on both traditional urban real estate and water/recreation developments.

In terms of public green space and recreation areas, the town is home to Quincy Bay, Wollaston Beach, the Blue Hills Reservation, and several islands in the Boston Harbor Islands National Recreation Area, including Moon Island, Nut Island, and Hangman Island. The Blue Hills Reservation area takes up 6,195 acres of land, and offers visitors a wide array of natural landscapes, including meadows, swamps, forests, marshes, and bogs. This range of landscapes caters to a diverse type of wildlife; everything from endangered species to red fox makes this area its home, and correspondingly attracts a steady stream of nature lovers throughout the year. With its long history, the office space in this town is pleasingly varied; suites in historic structures located in the heart of downtown come to market as frequently as modern units in recently completed buildings. The property at 234-240 Copeland Street has 40,615 square feet of space, with a typical floor size of 13,600 square feet. With four floors, this distinguished-looking concrete and glass building with ribbon-window lines includes onsite parking and suites ranging in size from 1,908 to 3,293 square feet. Built in 1988, the building was renovated in 2007. The building includes a shared lobby with new wood trim and moldings. Two of the units in this building are for sale at $207,972 and $358,937 respectively, which is equivalent to $109 per square foot.

An office suite in the 25,000 square foot structure at 1372 Hancock Street is also for sale. This elegant brick and masonry building is located in the center of downtown with easy access to public transit. The 1,493 square foot suite has been listed for sale at $279,000, or $186.87 per square foot. Numerous longstanding tenants, including a newspaper, medical offices, and consulting firms take up the other suites in the building.

Several units in the modern office-park like tower at 21 Mayor Thomas J McGrath Highway have been listed for sale. With an undulating concrete front and onsite parking, the 40,000 square foot structure was built in 1987 and has four floors. The three units for sale are a unit of 1,440 square feet for $302,400, a 1,135 square foot unit for $249,900, and a 1,170 square foot suite for $245,700. Located directly across from Quincy District Court, many of the suites are used as law offices. Within 0.4 of the Quincy Center Station and only 15 minutes from downtown Boston, this building offers an excellent location and access to numerous urban amenities.

Retail Space Market

With strip malls, densely concentrated storefront retail, and marine-adjacent specialty stores, the retail space market in this area offers almost every spatial configuration imaginable. Located within a retail complex directly off Route 53, the freestanding retail structure at 101 Falls Boulevard has 80,000 total square feet of leasable space. The smallest units in this structure are 3,200 square feet, and border an enormous parking lot. Built in 1995, the estimated rent for this building has not been released.

The storefront retail property at 1445-1453 Hancock Street is centrally located in downtown, and has 25,836 square feet of leasable space. Commercial Development News

In December of 2017, the MBTA approved a 228,000 square foot commercial development on top of the Quincy Center T station, to be constructed in three distinct phases. The first phase would include the creation of 300 units of residential space as well as retail space, and be completed in 2023. The second phase would create another 300 apartments out of what is currently a parking garage by 2027. The third phase would install the bulk of the proposed retail space, and be complete by 2031. The development, which makes creative re-use of existing infrastructure, would likely budget between $10 to $20 million for improvements to the rail lines and other transportation facilities.
