Located along the border of New Hampshire in Middlesex County, Massachusetts, this town of 11,497 claims 22.6 square miles of land within the city limits. Investors who are seeking a moderately dense area that is full of well-preserved period architecture, including covered bridges, and magnificent woodlands will do well to buy or lease property here. The region includes the village of East Pepperell, which is full of charming but busy town squares and streets.

The area is known for its recreational events and areas, including a slew of youth-related sporting events, as well as the Nashua River Rail Trail, the Stewart Brook Conservation Area, the Gulf Brook Conservation Area, the Heald Pond Conservation Area, the Nissitissit Meadows, a Skate Park, and the Friends Park at Town Field. Skydiving is also a favorite past time here, giving the area healthy mix of diversions. The Nashua River forms one boundary of the town, and leads to the J. Harry Rich State Forest. Just northeast of this forest is where the village of East Pepperell is located.

By car, the area can be reached by Route 113, Route 111, and Route 119. There is no MBTA Commuter Rail line stop in town.

The natural scenery in this area gives commercial lots of land an unusually beautiful backdrop. Small changes in elevation mean that not all lots are completely flat. The commercial lot at 97-A Townsend Road has been zoned for residential development, and consists of 10.44 acres of rolling meadow with old growth trees and vintage stone walls. Approximately eighty percent of the land is cleared, and a house and barn currently the occupy the property. The lot has been visualized as a five lot subdivision with 1.8 acres in each plot, each of which would have its own road. The sale price for this lot has not been made available.
