Despite the construction boom that has been happening in Boston, few of the new buildings have the potential to alter the skyline -- or become an instant icon. The One Dalton -- officially the Four Season Hotel and Private Residences -- is set to do both.

The One Dalton building will reach 699 feet in height, making it the tallest to be built in Boston for almost four decades. One Dalton in Back Bay will be 61 stories, with 180 luxury units on floors 25 through 61 and 211 deluxe hotel rooms on the 23 floors below. The ground floor will boast a cafe that is expected to include sidewalk tables along Belvedere Street.

Architects Harry Cobb (Pei Cobb Freed & Partners) and Gary Johnson (Cambridge Seven Associates Inc.) have designed a building that will stand as a unique form on the skyline. The overall shape is that of a gently curved triangle with smooth edges. One Dalton features a curved glass facade, a granite base and an adjacent park covering 5,000 square feet.

The One Dalton condos will offer the level of luxury for which Four Seasons is famous. Each condo will feature a bay window with spectacular views, soaring 11-foot ceilings, fireplaces and outstanding kitchens. Units on the upper floors will feature open-air balconies. As is appropriate for such an exclusive property, buyers will have a variety of options available to customize their condos.

Building amenities will also be first-rate. There will be two separate entrances and two separate lobbies for the residents and hotel guests. Guests and residents will have access to a private spa and health club that will boast a 70-foot pool. There will be a resident-only club and restaurant on the 50th floor. Overall, Four Seasons president and CEO, Allen Smith, states, the condos will offer a level of quality that has never been seen in a Boston new development. In addition, the property will be managed by the Four Seasons group, one of the most-respected operators of five-star hotels in the world.

Designers have made great efforts to ensure that One Dalton residents enjoy a lifestyle that is as convenient as it is luxurious. For example, there will be multiple banks of elevators to allow residents to avoid long walks down corridors by taking an elevator opening near their units. The primary entrance to the lobby is located on Dalton Street, away from the more heavily trafficked Belvedere Street.

One Dalton will have the distinction of being the tallest residential tower in all of New England. Only two buildings in Boston -- the John Hancock and the Prudential -- will be taller, and both of those house offices, not residences.
