Located in Essex County, Massachusetts, this town of 6,666 has 23.4 square miles of land, giving it a relatively modest urban density. However, its excellent location next to the ocean, as well as being only 33 miles from Boston and 24 miles from Providence, Rhode Island, makes it a great investment opportunity for dynamic investors. In an added incentive, the city includes three villages; Byfield, Old Town, and Plum Island, each of which has its own business district. Plum Island is 11 miles in length, and is technically classified as a tidal estuary, although it has many bed and breakfasts, as well as rental cottages, and is perfect for small retail operations.
The area has a plethora of public green spaces and nature preserves, including the Parker River National Wildlife Refuge, the Downfall Wildlife Management Area, the Mill River Wildlife Management Area, the Old Town Hill Reservation Area, the Crane Pond Wildlife Management Area, and the Kents Island Wildlife Management Area. The long history of the region also attracts a number of visitors throughout the year to visit structures from the 17th century.
Those who wish to access the area by car can do via Route 1, Route 1A, or Interstate 95. The MBTA Commuter Rail line also comes through the region, although the station is officially located in neighboring Newburyport. A small private airport known as Plum Island Airport is within city limits, although the closest general service airport is located at Logan International in Boston. A shuttle bus operates seasonally between Plum Island and the MBTA Commuter Rail line station in Newburyport.
Because of the number of protected lands and the emphasis on the small, yet tightly knit community, commercial tracts of land rarely come to the market here. However, investors should continue to monitor the listings as redevelopment opportunities become available.
Office Space Market
The office space market in this area is small, as the majority of businesses are either retail, or located in other towns. However, small enclaves of administrative office space as part of retail operations or public works/institutions can be found in the town. The dental practice at 3 Kent Way in Byfield is located near the on ramp for Interstate 95, and is housed in a clapboard structure with canopied windows and a verdant lawn surrounding the one story property. The interiors feature hardwood floors, a large kitchen with painted cabinets and a variety of new appliances, elegant medical supply rooms with cabinets and sliding drawers, and large operating suites outfitted with dental equipment. A stone pathway leads up to the covered colonnade that lines the exterior and entryway. The floor is covered with solar panels, and has a small turret and chimney.
The pharmacy at 12 Kent Way, also in Byfield, is located off Interstate 95 near the Parker River Reservoir. Located in a business center with prominent signage viewable from the Interstate, the pharmacy is near office space and a storage center in a traditional retail complex layout.
The town hall, which has a number of high-end office spaces, is located at the office complex at 12 Kent Way in Byfield, which acts as a center for municipal functions. This structure features a brick arch entryway with floor to ceiling windows. Manicured hedges line the perimeter of the building, and sconces on either side of the entryway provide illumination at night. A parking lot leads to another entryway of the Town Hall proper that features a tan staircase leading onto a porch above which the legend, “Newbury Town Hall” is mounted. This single story building is both classic and welcoming.
Retail Space Market
With three central tightly organized business districts within city limits, retail space here tends to be located in small buildings close to one another. However, there are occasional freestanding structures located farther out in the country. One of these properties is located at 86 Newburyport Turnpike, which is also known as Route 1. Sited on a large parking lot, this structure has been used as an auto dealership, and features enormous windows around the front and sides of the structure to provide maximum light and display. Built in 1950, the modernist aesthetics of this building have been meticulously maintained, and remain fresh and vibrant today. With 19,674 square feet of total leasable space, the structure recently listed a 1,300 square foot unit that had been used as a repair garage for lease. The estimated rent for this property has not been disclosed.
