With a population of 3,410, the region is primarily residential, although it has a long history as a place for hotels and recreational facilities. Industrial facilities no longer exist in the city, although streets of commercial properties can be found in amongst the numerous private residences. Nahant Road, which winds through town and back to the mainland, has several restaurants and boutiques facing the sea. More boutiques can be found along Spring Road, which is close to the Nahant Golf Club and Bailey’s Point on the south end of the town. The public green space in Bailey’s Point looks out over Lewis Cove. A public school, as well as a historical society, make up other public areas. A series of seaside properties and wharfs can be found along Willow Road, while a small cluster of businesses is located near the city hall on the western shore of the peninsula.
Little Nahant Island, which is located closer to Lynn, offers a number of restaurants, banking institutions, car dealerships, and other businesses. This is an area of town where an investor will likely have the easiest time of creating a new project, as it is close to the area’s largest natural attraction, the Nahant Beach Reservation. Composed of 67 acres of beach, the strip has a 7,000 foot long expanse of sand facing the Atlantic Ocean, as well as a boat ramp and athletic fields. Recreational developments further up the coast are prominent here.
Office Space Market
While office spaces for sale or lease are exceedingly rare in this small town, investors can familiarize themselves with some of the structures that make up the downtown to get a sense of what may become available in the future. The town hall at 332 Nahant Road is one of the largest public buildings on the island, and features a landscaped lawn leading up to the Georgian style brick building. The town hall features a columned gold dome that looks out over the city, and has beautiful flowering trees as well as evergreens on its property.
Another publicly accessible building with office space is the Marine Science Center, which is the marine research and educational facility of Northeastern University. Although those who enter this facility are usually students or researchers, occasional public tours can be arranged. The institution offers commercial developers an opportunity to potentially create housing or retail businesses that cater to the frequent visitors to this property.
Although this structure is currently fully occupied and not for sale, the multi-story brick structure at 41 Valley Road serves as the address for a local law firm. With an elegant paved front path leading to a classical-style entryway with Doric columns, this elegant freestanding office building has a parking lot behind it and is surrounded by private homes. Located on a corner lot, the property has enormous amounts of room around the building, including an old growth tree near the sidewalk.
Retail Space Market
In terms of retail space, the area currently has no openings for sale or lease. However, investors will be interested to note what businesses are currently thriving in town. A small restaurant at 149 Nahant Road has a cozy interior with tiled floors, drop tile ceiling, recessed lighting and a lunch counter with stools that is perpendicular to a deli-style serving counter. The one story brick building, which is painted blue with large white windows lining the storefront and the side of the building, has illuminated business signage above the entryway. It is located next to a multi-story residential building and several residential complexes, and looks out directly on the Atlantic Ocean. Beach frontage, with a paved sidewalk, wooden benches and public trash cans, is the only thing between this restaurant and the sea. A series of homes and greenery surround the rear of the retail business.
Another large space is contained within the Bayside Function Room, which is located at 1 Range Road. In addition to a gazebo that overlooks the sea, this space has enormous banquet halls and rooms with high ceilings, hardwood floors, and a large onsite parking lot. Perfect for a variety of parties, festivals, and private celebrations, the function room offers spectacular views of the adjoining beach, pier, and ocean. The facility includes a working kitchen and storage space.
Other currently occupied retail spaces include the Equitable Bank, located at 28 Nahant Road. This one-story structure features a series of small hedges and shrubs as part of its landscaping. The elegant rectangular windows fit within a modern concrete frame that has a driveway and small parking lot. Located near some large private residents, the bank looks out at the ocean, toward the mainland. Located closer to Lynn on Nahant Island, this property, if it ever did come up for lease or sale, would undoubtedly make for excellent office or retail space, due in no small part to its fantastic views.
