Known as a suburb of Boston, this town of 27,003 in Norfolk County, Massachusetts has 13 square miles of land primed for inventive developers. Investors should be aware that there are three central areas in this city; Milton Village, East Milton, and Milton center. Milton Village is located on the banks of the Neponset River, making it a particularly scenic place for new projects, while East Milton borders the prosperous burg of West Quincy. Milton center is located closer to several recreation areas and conservation sites. The beauty of the city has made it a filming location for no less than half a dozen major films.
In addition to Andrews Park, the Presidents Golf Course, Turner’s Pond, the Neponset River Reservoir, the Neponset Valley Parkway, the Harland Street Conservation Area, and the Coon Hollow Brook, other green spaces and recreation areas include the Blue Hills Reservation and Houghton’s Pond. The Blue Hill Meteorological Observatory attracts visitors interested in viewing a facility that has been keeping records of the climate since 1885. In terms of transportation, the area is accessible by Route 138, Route 3, Route 1, and Interstate 93. There are four subway stops in the city on the Red Line, including Central Avenue, Capen Street, Milton, and Valley Road. Numerous bicyclists often use the Neponset River Greenway to travel through town, and a small dock in the Neponset River makes it possible to reach the area via boat.
Undeveloped tracts of commercial land in this area rarely go to market, but when they do investor interest is high. Those who wish to purchase land should regularly monitor the listings, which are now being actively updated by the city’s Director of Planning and Economic Development (see the news item below).
Office Space Market
Top of the line, professional office complexes dominate the market for space in this area. The property at 2 Granite Avenue is no exception, with five stories of first class office space in an Italian granite stone facade overlooking the Neponset River. The 95,000 square feet of leasable space is divided into numerous smaller suites to suit individual tenant needs. Suites from 2,087 to 11,085 square feet are available featuring corner units and pre-existing office cubicles as part of the monthly rent. The building also comes with an in-house design team that can build out the space per specifications. Shared amenities include a three-story atrium, as well as a fitness center, a loading dock, and covered parking. Located only 0.6 miles from the nearest subway stop and right off Interstate 93, this building is one of the most desirable in the area. The estimated rent for this space has not been disclosed.
The smaller freestanding property at 17 Canton Avenue is located in the heart of Milton Village and provides a charming blue clapboard exterior with a red door and multiple floors of leasable space. Built in 2012, the bright, spacious interiors feature professional carpeting, large windows, hardwood floors in the conference rooms, elevators, a tile-floor kitchen with stainless steel appliances and built-in cabinetry, an onsite parking lot, and box lighting in the common areas. With 10,068 square feet of leasable space, this structure recently placed two 240 square foot offices for lease onto the market. The estimated rent for this property is $4.17 a square foot per month.
Retail Space Market
The highly competitive market for retail space means that most units are located in meticulously restored historic buildings or brand-new developments that prize energy-efficiency and technology-ready facilities. The property at 356-380 Granite Avenue occupies a stretch of heavily trafficked sidewalk next to a bustling street in downtown, and features a gorgeous white two-story exterior with canopied storefront windows. The building comes to a sharp point at its farthest end, creating a distinctive visual aesthetic and also allowing room for a small service alleyway. Built in 1975, this structure has a total of 35,732 square feet of leasable space. The interiors feature hardwood floors, banks of windows, and skylights in the shared hallways. The estimated rent for this space has not been disclosed.
Meanwhile, the property at 37 Central Avenue is located near a densely trafficked corner lot in Milton Village near the Neponset River. Built in 1925, this beautifully refurbished property has 3,607 square feet of leasable area in a live/work configuration. Located 0.1 miles from the Central Avenue Station, office suites of 200 to 2,000 square feet are available for lease, and that may also be used for retail space. The rent for this property has not been disclosed.
Commercial Development News
In January of 2018, the town’s Director of Planning and Economic Development announced that the municipality is actively seeking new ways to market this city to new investors. This includes a call for an updated listing of commercial properties, as well as a list of desired new businesses. Currently, the city is seeking new technology/electronics businesses, as well as clothing stores and an array of professional services, including accounts, doctors, and lawyers. Creative restaurants, cafes, and mixologists are also welcome.
