Jamaica Plain Condos for Sale & Rent

Jamaica Plain is more than an affordable outer neighborhood. From the art galleries and quirky shops to the lush parks and green spaces, it has many unique features that appeal to a wide variety of buyers. Students will appreciate the overall affordability and quality of local condos. Professionals will admire the suburban surroundings and convenient transit access. Plus, Jamaica Plain has a fantastic selection of modern and historic housing options that give you the freedom to choose between charming triple-deckers and full-featured urban lofts.

Jamaica Plain Neighborhoods

Bostonians agree that this neighborhood is special. In 2013, Jamaica Plain was a runner-up in Curbed's annual Boston Cup reader poll, and it was named one of the 25 best zip codes by the Boston Globe. For more than a century, Jamaica Plain has been Boston's greenest neighborhood, but new eco-friendly developments give this designation a new meaning. Condos are available in a number of sub-neighborhoods. Pondside, Brookside, Parkside and Forest Hills are all close to notable green spaces. Jackson Square has a convenient location near Heath Street, Mission Hill and Green Line transit stops. Egleston Square and Hyde Square have convenient access to Orange Line stops.

New Constructions and Condos

It's an exciting time for the real estate market in Jamaica Plain. New developments that are in progress, in the planning stages and have recently hit the market are maintaining the neighborhood's signature blend of historic and contemporary homes. One example is the Jamaica Plain High School in the Sumner Hill sub-neighborhood, which has been converted into gorgeous loft-style condos that have historic details, ultra-modern amenities and top-quality finishes.

In August 2014, condo owners started moving to the recently completed Off Centre Lofts, which are housed in the historic Norbert School in the Hyde Square area. The Commons at Forest Hills Station and developments around Washington Street and Jackson Square will also be adding a considerable number of new condos. Some will be in modern triple-deckers, and others will be in eco-friendly buildings that have ultra-luxurious amenities and direct access to MBTA transit stops.

Condo Costs and Property Values

Like many other desirable suburbs, Jamaica Plain has a low supply of condos and high demand. The median price for condos is between $380,000 and $400,000. This is somewhere around $360 to $400 per square foot, which is considerably lower than the Boston average.

Median sale prices hit an all-time high in 2014 when the average condo price soared to $440,000. As new luxury properties hit the market, the median listing price is trending toward $525,000. Since 2012, listings above $700,000 have experienced a 10-fold increase. However, this doesn't mean that you won't find affordable options. You can still purchase a one-bedroom condo for less than $300,000. Even in the luxury segment, you'll find generously sized condos with garage parking, fireplaces, marble baths, floor-to-ceiling windows, great views and gourmet kitchens for $350 per square foot. At Cabot Estates, for example, residents enjoy tennis courts, a pool, a fitness center, gated entry and other perks. Plus, it's minutes from Brookline Village and the Longwood Medical Area.
