Located on a peninsula at the south edge of Boston Harbor in Plymouth County, this town of 10,293 contains only 2.8 square miles of land and over 24 square miles of water. However, its close proximity to Boston has made the area a hotbed of recent development, including a number of recently built condominiums on Spinnaker Island, which is located in the town’s bay. The trip from this town to City Point in South Boston is five miles by water, and twenty miles by land. Incorporated in 1644, this town has a rich colonial-era history which attracts many visitors each year.
Natural attractions abound in this town, including the 600 acre Weir River Estuary, which provides protection to birds, fish, and other wildlife, and Black Rock Beach, which also serves as the area’s land bridge to the mainland. Peddocks Island is also located in the harbor, and has several campsites on its eastern end. Numerous hills, which were formed by glaciers, create a scenic topography along the peninsula.
In terms of public transportation, the town does not have a main highway, although Nantasket Avenue eventually becomes Route 228. Much of the peninsula uses boat traffic to travel to other cities; the MBTA Commuter Boat ferries passengers to Logan International Airport.
Recent and proposed commercial developments include the parcel at 147-155 Nantasket Avenue, which contains two separate properties. Currently occupied by low slung storefront retail with 1,820 square feet and a single family three bedroom two bathroom home, the 0.19 acre corner lot has been zoned for mixed-use. A five-story condominium development with a maximum height of 49 feet has been proposed, although this is not the mandated development. Redevelopment ideas are welcomed, and the corner of Nantasket Avenue and Berkeley Road places it at a highly accessible and scenic section of town. The lot has 68 feet of oceanfront frontage, and is currently for sale at an undisclosed sum.
Another exciting opportunity is the former Hull Aquarium, which is now available for redevelopment into a mixed-use project featuring multi-family dwellings along with hotel and restaurant use. Located right on the water at 120 Nantasket Avenue, the 0.50 acre lot currently has a building with 14,364 square feet. The price for this property has not been disclosed.
Office Space Market
Partly because it is a peninsula, the office space market has not developed as quickly as the commercial residential properties that have recently become a feature of this town. With its emphasis on scenic views and easy access to the waterfront, the office space market in this town tends to be smaller but located near gorgeous natural amenities.
The property at 510-538 Nantasket Avenue handily meets this criteria, with 40,698 square feet of space located along one of the town’s busiest thoroughfares. The structure offers storefront retail and office space in various sized suites. The unit closest to the street features enormous display windows that attract passerby, while street parking is relatively easy. The estimated rent for this space is $1.52 per square foot per month.
The likelihood that properties on the islands that constitute the town’s presence in the bay will be developed into office space is low, but not entirely out of the realm of possibility. These islands have been host to private structures and occasionally public institutions, such as prisons or reform houses. The emphasis now seems to be on maintaining the islands as a nature preserve.
Retail Space Market
The majority of retail properties in this town capitalize on the waterfront views of the peninsula. The 0.52 acre property at 42 State Park Road is no exception, and is currently zoned for retail uses. It contains a pre-existing structure with 3,893 square feet that could be operated as a restaurant or hotel. Built in 1910, the structure does need refurbishment and some repairs. The current owner of the property is open to redevelopment ideas, including the addition of condominiums. The lot has a sale price of $1,300,000.
Meanwhile, the property at 256 Nantasket Avenue is a pre-existing restaurant business, and is not as open to redevelopment. The 10,000 square foot structure was built in 1905, and seats a total of 400 people with views of the Atlantic Ocean. The property has been refurbished, but features authentic details from its original construction. The rent for this property has not been released. Right next door to this restaurant property is 254 Nantasket Road, which adjoins the restaurant at 256 Nantasket and has been listed for sale at $1,800,000.
Commercial Development News
In October of 2017, the town’s major grocery store was purchased by an outside supermarket firm. Although the final sale price could not be released, the property at 505 Nantasket Avenue had been listed for $7.2 million.
