With 26.6 square miles of land, this town of 14,925 is located only 26 west miles of Boston in Middlesex County, making it an excellent place for investment and development. Incorporated in 1715, the town boasts a thriving mixture of historic tourism, technology start-ups, publicly accessible green space, a village known as Woodville, and cultural events, including being the starting point for the annual Boston Marathon for over 90 years.

The area is highly accessible via car and bus; Interstate 495 splits the town into east and west as it passes through. Interstate 90 is located at the north end of town, while Route 30, Route 135, Route 85, and Route 9 provide additional access. The Southborough MBTA commuter rail line stop is located at Southville Routh on Route 85, and takes travelers to South Station in Boston. Although the town does not have a dedicated air strip, it is located very close to Boston’s Logan International Airport and the regional Worcester Municipal Airport.

Whitehall State Park, which is centered around the formerly active Whitehall Reservoir, offers a variety of sports and recreation throughout the year, including boating, ice fishing, and hiking along a six mile trail. Its proximity to the center of town makes it an attraction to both visitors and permanent residents.

Commercial ventures tend to be located outside of the historic village of Woodville, although existing properties that meet the exterior architectural criteria of the Historic District are allowed to renovate their interiors in any way they deem to be fit. Many of the best opportunities for investment include a variety of modern buildings, usually multi-story, that exist along one of the routes slightly outside of the central historic district.

Office Space Market

The town’s office space market is bountiful, reflecting the recent spate of large technology companies that have moved into the region. Situated adjacent to a lake and next to lushly landscaped grounds, the 55,000 square foot building has an airy lobby framed by floor to ceiling glass windows. Individual units vary in size, but all possess relatively new facilities. Built in 2000, the building is located three miles away from the Southborough Commuter Rail station. The estimated rent for this property has not been released.

Taking the form of what initially appears to be a single family home, the charming multi-story building at 11 Grove Street offers several spaces for office professionals with hardwood flooring, a carpeted reception area, and elegant wood finishes. The spaces range in size from 680 square feet to 1,400 square feet, and are located within walking distance of numerous urban amenities. Built in 1843, the 4,822 square foot building has been beautifully refurbished. The rent for this property has not been disclosed.

On the other end of the scale, the enormous professional building at 239 South Street is perfect for professionals who work in larger teams and may need to expand their business quickly. Built in 2000, the 20,844 square foot building has a sleek, rectangular presentation with a smooth concrete exterior and covered onsite parking. The floorplan allows seven corners per floor, making it easy for a company with multiple department heads to secure offices for each director. The estimated rent for this building is $1.63 per square foot per month.

Located within easy distance of both Route 495 and downtown, the tan brick office complex at 87 Elm Street is both visually appealing and commercially viable. Built in 1984, the 16,982 square foot structure has a number of differently sized suites for tenants, from a 900 square foot unit to a 2,388 square foot suite. The offices are designed to work with an open floor layout, although perimeter window offices are provided. The estimated rent for this property is $1.58 per square foot per month.

The property at 1 Ash Street, which was built in 1900, presents almost as a residential home its elegant, two-story gabled entryway and stately windows. However, the interiors feature a number of professional office suites along a beautifully refurbished hallway. With a common conference room and kitchenette, the tenants of this property can also enjoy the hardwood floors and beautiful views from their large windows. The rent for the 8,600 square foot property has not been released.

Retail Space Market

Depending on the specific area of town in which one wishes to invest, the types of retail spaces vary from brand new LEED certified buildings to historic, refurbished properties. The thriving nature of the area means most of these spaces are highly sought after.

Built in 2016, the general retail spaces at 1 Lumber Street feature a brick exterior storefront on the ground floor, and a more removed, office-like space on the second floor. A parking lot is located right next to the ground floor shops, and artful, curving banners provide room for business signage. The 33,200 square foot structure offers tenants customizable space, with a maximum contiguous space of 10,872 square feet. However, it also offers ready made suites ranging from 2,016 square feet to 6,248 square feet. The estimated rent for this property is $1.83 per square foot per month.

The flexibly zoned property at 117 South Street is an opportunity for retailers who wish to be sited in a top-tier, elegant facility that can be customized to serve a variety of in-house needs. Built in 1981, the 60,014 square foot property has a dedicated parking lot next to a rectangular, concrete exterior series of buildings. The rent for a recent 25,000 square foot suite has not been made publicly available.

Combining the charm of a brick building with the sophistication of modern technological amenities, the structure at 1-7 Avenue D is flexibly zoned, and offers potential retailers a loading door and air conditioning. With spaces from 750 square feet to 3,000 square feet, the 12,400 square foot building is perfect for a range of businesses. Built in 1972, the rent for this property is estimated to be $1.00 per square foot per month.
