Chelsea Commercial Investment Properties

The smallest of Boston area cities, this town has long been known for its industrial economy. Currently, there are several developments underway or proposed to revitalize the town. The local government is conducting a study that will address the potential market for adding hotel rooms to meet the demand. Because land in the town is limited, the types of hotels and sites must conform to that limitation.

Another project is Re-Imagining Broadway, which will involve reconstructing the corridor from the town square to Fay Square in order to attract more residents and help businesses to prosper. The town will also be asking for input on the fate of the former Salvation Army site located on Broadway.

Currently under official review is the demolition of a two-story, 38,000-square-foot industrial warehouse situated on 7 acres of land at 130 Eastern Avenue. The plan calls for a 32-foot-high industrial building to be constructed at the site. The project is expected to be completed in the fall.

A developer is in the process of designing a small boutique hotel and restaurant at the corner of Winnisimmet and Williams Street. The project will need a special permit.

A 21,035-square-foot first-floor industrial space at 172-176 Williams Street is listed for lease for $11 per square foot a year. The building, constructed in 1970, features air conditioning, a clear height of 22 feet and four loading docks. Off-street parking is free.

A 14,399-square-foot first-floor industrial warehouse space at 191-201 Williams is listed for lease for $6 per square foot a year. Available immediately, the lease term for the property is 5 years. Features include a garage drive-up and two loading docks.

Available this month, a 16,500-to 31,750-square-foot industrial warehouse space at 201 Crescent Avenue is listed for rent. Constructed in 2004, the building features air conditioning.

Unit 2 on the second floor of Admiral's Hill Business Center at 10 Justin Drive is listed for sale for $2.35 million, or $73.44 per square foot. Constructed in 1985, the building supports light industrial activity. Parking is available for 86 vehicles.

A 2,600-square-foot restaurant and bar at 44 Central Avenue is listed for sale for $799,000. The one-story brick building features new HVAC, electrical and fire alarm systems and a basement with plenty of storage space.

2017 Commercial Real Estate News

Set to open late this year, a $30 million, 124-room hotel on Broadway next to Walgreens and overlooking Mill Creek began to take shape in the summer as the steel structure and elevator shaft were among the first features to be constructed.

In August, a hotel management company purchased the 25,500-square-foot industrial building on 1-plus acre of land at 200 Second Street across from the Mystic Mall for $3.675 million for the purpose of constructing a new hotel. Construction is expected to commence this month.
