Charlestown Commercial Investment Properties
This historic town attracts young professionals and tourists alike. The Bunker Hill Monument, Navy Yard and U.S.S. Constitution Museum, Constitution Yacht Charter and Warren Tavern are some of the city's most popular sites.
In the planning stages is Hood Park, an urban campus that includes a redevelopment of the H.P. Hood and Sons dairy company into Class A office and research and development space. Combining modern amenities with an historic atmosphere, the site will offer both traditional and flexible work space certain to appeal to young professionals.
Three buildings will be located at Hood Park. A three-story building, 500 Rutherford Avenue, includes 120,000 square feet of new construction, highly-efficient floor plans, electric vehicle charging stations, a fitness center and shuttle to the MBTA Red Line. Each floor of 500 Rutherford is designed for a single-floor tenant.
The Boston Planning and Development Agency is reviewing a proposed mixed-use project to redevelop the Boston Housing Authority (BHA) Bunker Hill public housing complex located on more than 24 acres of land at 55 Bunker Hill Street. The plan calls for the demolition of the 1,100-unit BHA complex, which will be replaced by 3,200 mixed-income residential units, 90,000 square feet of retail and civic space, off-street parking and public open space, including two parks. The total building square footage is expected to be 3.3 million.
Multiple industrial-use spaces at 501 Terminal Street are available for lease. Suites 615-629 on Floor 6 include 14,929 square feet of space and one dock-high loading door. Suite 610 on Floor 6 includes 2,383 square feet of space for $15 per square foot a year, while Suite 611 includes 1,574 square feet of space for the same rate. Suite 702 on Floor 7 includes 2,392 square feet of space for a one-year lease of $15 per square foot.
Charlestown MA Office Space
A former candy factory, Schrafft's Center Power House at 529 Main Street offers both private and shared office space for rent. The most economical private office office option is an interior office, while the window office option includes a view of the outdoors. The office suites each combine an office and meeting room and include two desks and a meeting table. The coworking option offers desk space in a shared environment and is available on a first-come, first-served basis. Clients at Schrafft's Center enjoy such on-site amenities as a cafeteria, fitness center and complimentary shuttle service to Sullivan Square MBTA Station. Three office spaces at 56 Roland Street are listed for lease at $39 per square foot a year. Suite 100A on Floor 1 includes 4,034 square feet of space and is available immediately. Another space on Floor 1 includes more than 5,000 square feet and is also immediately available. A space on Floor 2 includes more than 2,100 square feet and will be available in March.
A 1,634-square-foot loft-style office space at 24 Spice Street is listed for rent for $20 per square foot a year. Constructed in 1899, the Class C building features 9-plus-foot-high ceilings. The space will be available in the late summer or early fall.
Located in a beautifully-renovated Class B bank building at 1 Thompson Square, a 1,452-square-foot third-floor standard office space is listed for lease for $4,500 a month or $446.28 per square foot a year. Overlooking Bunker Hill Monument, the fully-carpeted open-concept space features ceilings with heights of between 10 and 23 feet, two lofts, kitchen, bath, balcony, security system, central heating and air conditioning and conference rooms.
Another Roland Street office space is available immediately at a rental rate of between $32 and $35 per square foot a year. Located at 24 Roland in a Class B building constructed in the early 20th century, the third-floor space features more than 4,200 square feet.
Located at the 10 City Square mixed-use brick-and-beam building, the entire sixth floor encompassing 5,628 square feet of office space is listed for lease for $28 to $30 per square foot a year. Available immediately, the space is located in a Class B building constructed in 1980, where upgrades to the lobby are currently in progress.
Available in March, a third-floor executive office space at 32-42 Warren Street is listed for lease. The space is divisible from 100 to 5,000 square feet by the hour, day, month or year. A one-story, 1,000-square-foot storefront at 287 Main Street is listed for sale. Located in a newly-renovated building constructed in 1900, the current renter of the space is a T-Mobile franchise, whose lease expires in 2020.
Located in a Class B building constructed in 1920, a 900-square-foot general retail/storefront at 271 Main is listed for lease for $2,500 a month, or $33.33 per square foot.
Situated within the only retail complex in the neighborhood, two retail spaces at 51 Austin Street are listed for rent. Space 1 contains between 2,000 and 3,567 square feet, and Space 2 contains more than 1,900 square feet. Constructed in 1978, the Class B building features a Whole Foods Store as anchor.
A 765-square-foot space in a three-unit retail store building at 1 Monument Avenue is listed for lease for $45 per square foot.
Commercial Real Estate News
In November 2017, the developer of the 20-acre, 1.2 million-square-foot Hood Park development proposed the construction of a 4,000-seat concert area on the ground floor of a five-story garage already in the planning stages. Set to open in 2019, the facility would be the largest of its kind in the Boston area and could potentially offer shows 150 nights a year.
