Pre-Sales Have Begun for Luxury Condos at Stadia 50 in Brighton

If you are looking to own a home near Boston Landing in Brighton, you may be in luck. Pre-sales for luxury condos at Stadia 50 have started, and units are expected to sell quickly. Located just seconds away from the massive mixed-use development, which is home to the New Balance World Headquarters, the new luxury condo development is a rarity in this part of the city. In fact, it might just be the only opportunity for people to buy homes in this area for the foreseeable future.

Located at 46 Hichborn Street in Brighton, Stadia 50 was initially proposed by Hichborn Partners LLC in October 2017. The Boston Planning and Development Authority approved the proposal in December of that year, paving the way for construction to begin. The $9.5-million development consists of a five-story, 50,000-square-foot building that will include 46 luxury condo residences. There will be six studio units; seven one-bedroom units; seven one-bedroom-plus units; 22 two-bedroom units; three two-bedroom-plus units; and one three-bedroom unit. Six of the units will be designated as affordable, and 13 of them will include private roof decks.

As of March 4, 2020, exterior work on the building was just about complete, which suggests that pre-sales for condos at Stadia 50 should begin soon. The development’s many amenities are certain to make it attractive to home buyers, so units are expected to fly off the market rapidly. The building includes a common rooftop deck with a swimming pool; 50 garage parking spaces in a lower- and ground-level interior parking facility; a yoga and fitness room; a penthouse sky lounge; a community room; and 25 individual storage rooms in the basement. Presumably, these will be available for an additional fee.

The condos themselves are being designed with discerning home buyers in mind. Described as luxury condo residences, they will include one parking space each. It is unclear if additional spaces will be made available, but it’s unlikely since only 50 will be available in the first place. All condos include washers and dryers. Gourmet kitchens are decked out with Thermador or Jenn-Air appliances. Top-notch finishes are featured throughout, including Metropolitan cabinetry; Canadian birch hardwoods; and quartz waterfall counters. As mentioned previously, several of these units will include private roof decks, and many others will include private deck areas.

Not surprisingly, the condos at Stadia 50 are going to fetch top dollar. For example, a one-bedroom, one-bathroom unit with 507 square feet lists for $570,000 while a two-bedroom, two-bathroom unit with 979 square feet lists for $999,000. Another major selling point for this development is its proximity to Boston Landing, which offers 80,000 square feet of retail and restaurant space and several commercial buildings totaling 650,000 square feet. A 295-unit luxury building is located on the premises too, but units are only available for rent. Therefore, Stadia 50 is a standout because it presents the opportunity for home ownership in the shadow of Boston Landing.
