30-Story Residential Tower to Be Built at Downtown Crossing
According to a letter of intent that was filed with the Boston Redevelopment Authority, a 30-story mixed-use building has been proposed for development. Rafi Properties LLC, a Boston-based firm, is behind the proposed plans. The new development will be just a few short blocks from Millennium Tower, which is currently being constructed and will ultimately consist of a 60-story mixed-use development with 442 residential units.
The proposed 30-story, 305-foot-high tower will be located at 533 Washington Street. The parcel totals 3,648 square feet in size and is located between Suffolk University's Modern Theatre and the Boston Opera House. Previously, the site was home to Felt, a night club/pool hall. For the new development, 94 residential units will be spread out across its top 26 floors. The first four floors will be filled with restaurants and collaborative workspaces for incubators, startups and the like.
ADD Inc./Stantec, the architects for the project, plan to keep the existing four-story facade. They will then build a zinc and glass tower above it. The modern tower is expected to be tall and slender in keeping with the existing aesthetics of the area. With the addition of this development, nearly 600 new residential units will become available in this neighborhood within the next year or two. This is further evidence that the mixed-use trend is far from abating and may, in fact, be intensifying.
