112 Shawmut Avenue Acquired by The Davis Cos.
If you need additional proof that the South End real estate market is booming, consider this: The Davis Cos. recently acquired 112 Shawmut Avenue, a six-story, 70,000-square-foot office building from Action for Boston Community Development, or ABCD, for $26.2 million. Located in the northeast corner of the South End, the building is just two blocks away from the Ink Block mixed-use development as well as the Troy Boston apartment development.
ABCD, an anti-poverty non-profit, purchased the property in 1996 for $2.2 million. According to reports, the non-profit plans to use proceeds from the sale to pay off debt and to build new facilities. Currently, the non-profits South End Head Start and Early Head Start programs operate out of the building. Neither program will be put on hold, and both are going to relocate to 595 Harrison Avenue, site of the former Cathedral Grammar School. Their new lease is only valued at $11 per square foot, which is an absolute steal in this part of town.
Currently, no official plans regarding the property at 112 Shawmut Avenue have been released. In 2012, the Boston Redevelopment Authority, or BRA, rezoned several blocks in the area, allowing for the development of taller buildings and many different uses. The property at 112 Shawmut is zoned for office, retail, multifamily residential and hotel. Given its industrial aesthetics, high ceilings, huge windows and dramatic interior mushroom columns, the site could continue to be used for loft-style office space. It could just as easily be used for luxury loft-style apartments or condos.
