The Neighborhood
This city is located in Plymouth County and is the birthplace of the chocolate chip cookie. It was home to the now famous, Toll House Inn, which burnt down in 1984 and was never rebuilt. The population is 15,000 with a population density of just over 2050 people per square mile. The town covers 7 square miles. It is bordered by Brockton, Abington, East Bridgewater, Rockland and Hanson.
No interstates or highways pass through the town. However, there are several routes including Routes 18, 14, 27 and 58. It also has commuter rail service to Boston via the Plymouth/Kingston Line. The area is mostly residential, single-family homes. It has two broad meadows, Bear Meadow and Hobart Meadow, which are located along the Shumatuscacant River.
The median home value is $332.000 as of May 2018. Home prices are expected to increase by just under 4 percent over the coming year. This town has a relatively high number of foreclosures; just over 6 per 10,000 homes, higher than the national average of 1.6 per 10,000 households. This can be a good opportunity for investors and homeowners alike to take advantage of lower cost entry into an expanding market. This town has several distinct neighborhoods, including Harvard Street, Temple Street and Fox Hill areas.
The Building Options
Buying vacant plots or acreage is an often-overlooked form of investing. With available vacant lots hard to come by and demand rising, it is only a matter of time before there just aren’t any lots left. Whether it is for commercial or residential use, vacant lots can be a great investment.
This town has relatively low vacancy rates at just over 8 percent. This fact could make it attractive for investors to buy land and build multi-family homes or small apartment complexes. Single-family homes, as the primary form of housing, could also be developed for rentals or sales.
Many Boston suburbs re-plan their commercial areas after seeing big jumps in population. They often try to keep a balance between their traditional styles and proving modern amenities to their residents. This time of transition is usually an excellent time to purchase vacant lots. New commercial building or centers can be constructed and used or leased. Restaurants, retail shops and a variety of other business could be interested in buying or renting commercial builds.
More significant tracts of acreage can be used for industrial use like storage facilities or warehouses. Many large companies need extra storage in convenient locations. Large acreage can also be used to create townhome or single-family home subdivisions. Often large corporations are looking for new headquarters near major metropolitan areas like Boston.
