Single-Family Houses for Sale

The Boston area has several suburbs that are a convenient distance from the city, but there is only a few that almost exclusively feature luxury-level accommodations. Weston, which is located in Middlesex County, is one such town that has some truly luxurious single-family homes and is an excellent place to raise a family. Couple this with the fact that it lies only about 17 miles away by car, and it becomes clear that, if it's affordable for the owner, the town is an optimal choice for property ownership.

With luxury-level homes, there is going to be higher property costs, and this town is no exception to this rule. In fact, the town has a startling median property value of $1,445,900, which is more than $500,000 more than property values in neighboring Newton, Massachusetts. Per square foot, the houses in this town have a value of $526, so while this isn't incredibly high compared to some other Massachusetts homes, it does account for the high prices because homes in town are relatively massive.

For example, in town, the vast majority of the homes have five bedrooms or more, and there are several listings on the market that have configurations that have eight or more bedrooms. In fact, due to the size of each of these properties, many of the homes in the area actually have more full bathrooms than bedrooms, so it isn't uncommon to find a listing with five bedrooms and eight full baths.

This area also has homes that are much more spaced out from each other than in other areas of the state. This is primarily a result of homes being on greater swaths of land than is common for Boston suburbs. For example, a property in town that might six bedrooms and nine baths is relatively large, but since it rests on almost two acres of land, there's room for pools, guests houses, and other external amenities. This slightly under two-acre lot sizing can be found in many homes in the area, and when compared to other neighboring Boston suburbs, this town typically has fewer properties per acre of space.

Many of the homes in the area are also fully furnished with a plethora of luxury amenities; which include kitchens with large central islands, granite countertops, spacious bedrooms with walk-in closets, and ceilings that are greater than nine feet in height. Many of the kitchens are chef-level, and it's also not uncommon for them to come fully-equipped with top-of-the-line appliances that have premium aesthetics to go with the home's overarching décor.

New construction is fairly common in the area, but there are also several older buildings dotted throughout the property landscape. In fact, it's easily possible to find homes constructed in 2018 that have neighboring houses that had construction completed in the 19th century.

When it comes to home construction, these homes also have features like turned staircases, intricate moldings throughout the homes, and marble fireplaces. When it comes to parking, most prospective property owners will be pleased to know that the majority of properties will include ample vehicle storage space, and many of the homes have garages that can accommodate more than four vehicles at a time.

Condos and Townhouses for Sale

Similarly to the single-family home experience, the condo and townhouse options in this town are similarly luxurious. Condos and townhomes are very useful for a wide variety of people. As a Boston suburb, this town is in reasonable proximity to the city, but when the end of the day comes, many homeowners don't want to undergo the day-to-day maintenance process that's required in order to keep a property in tip-top shape.

A good condo or townhouse property takes care of this concern because these properties have on-call staff that will take care of any home components that need repair, and they will also make sure that on-premise features receive the daily upkeep that's required in order to keep the property in beautiful condition. A property of this type is always well manicured, and since this community has a tendency to provide more of a premium and luxurious experience, most of the condo properties in the area also have expansive house-like designs that most owners will appreciate.

Some of the condos in this area are also designed to accommodate the 55-plus crowd of people. As a result, many of the condos of this type will provide a more community-minded experience for its residents. For example, one of the major condominium communities in the area includes community meetinghouses that ensure that the retirement community is close-knit. Additionally, these types of properties will often also include gourmet prepared food, great rooms for community congregation, and libraries. To ensure community entertainment and health, a community like this one may also have swimming pools, fitness centers, and billiards rooms as well.

Living in one of these types of properties is slightly different than living in a single-family home. While many of the condos in town have over 2,000 square feet of internal living space, a property of this type's external amenities are entirely communal, so residents can't easily elicit upgrades to beautify the area. This is still an advantage because condos and townhouses have community boards that can decide as a group which upgrades should be made, which means that the results are often in line with everyone's expectations.

Also, these properties have homeowner's associations. These associations are there to work to the benefit of all of the property owners and are usually the location of community board functions. The homeowner's association also charges a monthly, quarterly, or annual fee that is often called an HOA fee. This fee pays for the staff, the amenities, and any upgrades that happen to each condo or townhouse unit in the development. These HOA fees also have a tendency to be used for the utilities in the condo, which is very useful because usually, these fees are a blanket rate. Additionally, but less commonly, these fees also can pay for trash pickup, cable, and internet services.

In this particular town, HOA fees can easily run in excess of $2,000 a month, and when added to the median mortgage for one of these properties, a resident can expect to spend anywhere between $10,000 and $13,000 per month. This per month value is well within the expected range of properties in this Boston suburb, and the space allotment per owner is typically very large. For example, several properties of this type in town have over 5,500 square feet of space for tenants, and many of the condo and townhome options on the market have four to six bedrooms with several full baths for each unit.

Apartments for Sale or Rent

Condo, townhouse, and single-family property ownership isn't for everyone, and if someone is considering this town as an option for Boston suburban life, they will find that there is ample opportunity for apartment living as well. In fact, this is the cheaper option by far. Whereas property ownership in the town may cost millions and more than $13,000 per month on a monthly mortgage, the median rental rate in the area is only $1,478.

This means that, as a result of the inexpensive rental rates, town residents can take advantage of this and come live in a town that has low crime and beautifully maintained private roads. Of the residents of the town, 85 percent own property, which means 15 percent rent, which is a fairly high amount of the town's population. The rental properties in the area are also great short-term options for professionals as well; they work perfectly for someone that has an assignment in town that doesn't necessarily want to lay roots. Additionally, since typical lease terms are designed to work for one- or two-year periods, someone looking to purchase an ideal property can rent temporarily in town until the property becomes available.

It's also important to note that luxury amenities can also be found in apartments in the area as well, and even luxury-minded apartments in the area have a tendency to be much cheaper than property ownership. For example, the area has apartments that have five bedrooms and three baths, and despite floor plans that are often in excess of 3,000 square feet, these types of properties will still cost tenants less than $6,000 per month.

As a result of the area being home to some of the most well-to-do families in the state, the schools are some of the best in the country, and apartments are a great way to ensure that kids can tap into this high-level education. Living in town ensures that children can get a top-notch education, and for those that live in an apartment building at or below the median rate, it means that parents won't have to pay millions to gain access to these resources.

The apartment experience in town is fairly varied; as mentioned, rent is fairly low on the median level, but there are several luxury apartments which are available that provide some glamorous amenities. In general, most of the apartment properties in town will provide a parking space, kitchens furnished with features like top-notch appliances and kitchen islands, and access to community amenities. Community amenities vary from property to property, but many of the apartment complexes provide access to sporting areas, fitness rooms, and pools.

Additionally, many of the properties also provide extra features that sweeten the deal somewhat. Apartments in town can also provide things like laundry facilities, in-unit washers and dryers, and 24-hour maintenance service. Some of the properties even include some utilities into the cost of rent, and those properties that fold in heating and electricity can really help a tenant save some money when living in town.

Benefits of Investing in Real Estate in the Community

As one might expect, there are a lot of benefits available to town residents, especially considering the prime nature of this Boston suburb. First, there's almost no crime in town, this is a result of the police force being particularly well-funded and having access to the latest crime-fighting technology. As a result, the town has the lowest rate of crime in the Boston Metro Area.

This town is a particularly safe place for families. In fact, the area is known for its previous adherence to dry town policies, but since 2008, the town now allows for the sale of alcohol. Commuters in the area have a fairly easy commute to Boston; in fact, it only takes less than a half hour to travel to the city, and this proximity makes it a prime place for professionals to retire to once the workday is done. It's simply a convenient place to live; the Mass Pike travels right through town and Interstate 95, which traverses the majority of the East Coast cuts through the easternmost side of town.

For those that prefer to travel via mass transit, the town has three MBTA train stops that go right into various sections of Boston. These trains are part of the Fitchburg line, and they connect directly to North Station at the end of the line. These stops are Silver Hill, which serves as the northernmost stop in the community; Hastings, and Kendal Green. Eventually, the MBTA will consolidate these stations into a single stop that is near Route 128 and Interstate 95.

The town is predominantly suburban, and since it's so well-manicured and kept in good shape, it's a great place for smaller children. The parks and recreation experience is also very robust; not only are parks like Cat Rock Park good places to take the little ones, but the town also has its own Leo J. Martin Memorial Golf Course and Leo J. Martin Ski Track. For those that enjoy country club life, the town has the Pine Brook Country Clubhouse where neighbors can better get to know each other. The town also has its own golf club, which is perfect because many of the residents enjoy the sport.

The area is also one of the major historic districts in the Boston suburban area; the town itself was incorporated in the early 18th century, and as a result, there's a lot of living history in the area for those that want to look for it. Also, neighboring towns like Waltham and Natick are in fairly close proximity and offer things like nightlife.

Schools in the area are simply some of the best in the country. Many of the institutions are private, but the public schools have all garnered an eight or better ranking on GreatSchools. There are educational choices in town that range from kindergarten to high school, and each of these schools has scholastic programs and resources that provide some top-notch college preparation.
