Real Estate News

Because of its close proximity to Boston, this area is experiencing a number of new proposed projects to create more housing and mixed-used developments. A property of 61,774 square feet has been proposed for the town near Delanson Street. This project would add 90 residential units to the city, and create opportunities for more mixed use units that could capitalize on the additional residents in the area. The six story building will feature ample, spacious units on the ground floor that can be easily turned into commercial suites.

This new development will take advantage of the steep grade of the site to place a number of landscaped terraces that use setbacks to blend artfully into the existing fabric of the neighborhood. This will be complemented by light-toned masonry on the ground floor and a varying color scheme for the cladding that purposefully mimics the tone of the overall area. In its current incarnation, the proposed development would also add 100 parking spaces.

In December 2017, ground was broken at 900 Worcester Street on another new project that will be creating units for retailers. The Wellesley Sports Center will contain numerous suites for enterprises that wish to sell sports equipment, paraphernalia, concessions and other related items. The structure will contain 4,800 square feet for a fitness area and 6,600 square feet for strength and conditioning, and will be classified as a commercial enterprise, open to outside groups for use and rent. The facility will also add 367 parking spaces to the area.

The center of town is no stranger to development. The Linden Square development opened relatively recently, and features 250,000 square feet of mixed-use units. Two new restaurants will be opening in the complex, providing residents with more choices. Meanwhile, there is a group known as the Wellesley Square Initiative that is actively seeking suggestions on how to create a sustainable, vibrant center of commerce in Wellesley Square. The group, which is composed of merchants and other property owners, seeks to develop a thriving pedestrian culture as well as a stronger business core in that specific area of town. The Initiative has already generated funding for greater wayfinding plans, which focuses on upgrading the readability and visibility of signage.

The area has become famous for being the site of numerous large-scale mansions and other extraordinary housing that caters to well-known residents. Property values in this city have been steadily climbing for the past decade, and show no signs of slowing down. Additionally, the presence of Wellesley College increases the need for more commercial suites. Investors who are seeking an excellent market opportunity would do well to lease or own property in this town.

Most of these projects locate their commercial suites on the ground floor, although in some cases the complexes feature a multi-tier, stacked presentation that enables storefronts to expand to several different levels.
