In February 2018, it was announced that the Boston Planning and Development Agency filed plans with Massachusetts to redevelop the 1,380 square foot building at 270 Atlantic Avenue into a 600 foot tall tower. The existing property, which is a garage, would be transformed into a project with ample amounts of publicly accessible green space. A design for the tower has not been released, and the proposal would need to include between 30 to 50 percent of open space, depending on each specific development. The larger project spans over 42 acres of the waterfront, which includes 22 acres of tidelands. The project is made up of 26 seperate land parcels that have been carefully stitched together to form the sizable lot. The idea behind the proposal is to create an iconic tower that, while significantly higher than its neighboring buildings, acts as a focal point for the district. The plan still requires state environmental approval, which will influence the specific zoning provisions.
This news comes as the district experiences another wave of growth and property value increases. As the neighboring Seaport District has undergone a considerable expansion, the Waterfront has become a favorite spot for investors and other savvy developers. In July 2017, plans were announced for a park along the water that would rival New York City’s high line in terms of combining innovative design with underused parcels and creating a thriving civic center. Several sites have been proposed, including one near Maverick Square, and another along Border Street. Official renderings for this project have not been released.
The area is part of a larger master plan known as “Imagine Boston 2030.” This plan focuses on planning for contingencies such as rising sea levels while simultaneously creating exciting new attractions and projects for both visitors and residents alike. The first master plan since the 1960s, the focus is on creating a sustainable, thriving metropolitan hub.
