Walpole Gas Stations
With a distance of only 27 miles from the city of Boston, Walpole is an excellent suburban town that can serve as an oasis for residents to return to at the end of the busy workday. While there are public transportation options in town that grant access to the city, the majority of commuters from Walpole opt to drive to and from work on a daily basis. For this reason, an intrepid investor can make a lot of money providing gas to these daily commuters - as long as they can find a gas station investment that's well-placed to take advantage of the morning and evening commute.

Purchasing and Leasing Gas Stations
If you're going to be acquiring a service station, then you'll have two methods to consider:
- Purchasing the Property – If you want more control over your investment, then purchasing the property outright is the way to go. While it's more of a commitment to purchase your service station, the rewards can also be considerable as well if you have the required patience. For example, purchasing a property of this type will require more credit, and you'll also have to pursue financing in most cases. Despite this, with a purchased station, you'll also have more control over the day-to-day operation, and you can also opt to sell or lease the property when it's time to retire.
- Leasing the Property from an Owner – Leasing requires less of a financial pay-in and is also a much safer option than purchasing the property. This is also an excellent way to check out a property before you commit to the full purchase. It's also important to note that you won't have to go through a large process if the property is underperforming; just break or wait out the lease and move onto the next investment opportunity.
Buying a Service Station with a Convenience Store
Simply put, earning a return on investment through the sale of gas alone is going to be nearly impossible thanks to the fact that you'll only see about a one percent profit on each gas sale. For this reason, most owners opt to expand their business with ancillary businesses like auto repair shops, car washes, and the convenience store.
Convenience stores are fairly important to service station owners because of the fact that they can be very profitable. For this reason, it is become increasingly uncommon to find service stations without attached convenience stores. With one, you can capitalize on commuters coming in to pay for their gas or off of motorists coming fresh off of I-95 that are looking for a bathroom break.
Neighborhoods to Consider for Your Investment
This town, which is somewhat medium-sized, has four neighborhoods to choose from. If you are going to be opening a service station within the town limits, it's best to find the neighborhood that grants the easiest access to the highways in the area, and the four neighborhoods that you'll have to choose from are:
- Main Street / Fisher Street
- Plimptonville
- Town Center
- Cedar Hill
If you're looking for the easiest access to roadways like I-95, then Plimptonville and the town center are the closest to this major highway. In fact, Plimptonville has parts of I-95 going right through the neighborhood. With that said, the two western neighborhoods of Fisher Street and Cedar Hill each provide access to roads like Routes 27 and 115.
