Recent Housing and Rental Market News
While sellers are loving the marketplace right now, buyers are having a different problem. While there are many home sale signs popping up in the area, there are not enough properties available to match the demand. Homes that are priced for under $700,000 tend to go quickly once they are put on the marketplace. Meanwhile, homes that are listed for more than $800,000 tend to take a bit longer to sale.
From 2015 to 2016, the property market started to heat up in the city. The number of sales increased from 75 to 85. During this same time period, the average sale price rose from $569,000 to $609,100. Homes in the $450,000 to $500,000 tend to be in the most demand right now. The low inventory for these homes is creating a seller's market as buyers compete for the available properties. To make their offer more appealing, some buyers are even skipping home inspects or getting rid of financing contingencies.
Home buyers have the best chances with homes in the $800,000 to $900,000 price range because these properties generally take longer to sell. Even in this price range, it is not uncommon to get multiple offers after showing the home. With starter homes, a typical showing will bring in several offers right away.
The changes in the marketplace are driven by a number of factors. There are buyers who are trading up, but there are also people relocated to the suburbs. Meanwhile, other buyers are moving from Amesbury to Merrimac to be a bit closer to Boston. With its direct access to Boston and New Hampshire, the tri-town area is a popular location. It boasts of a small-town feel with reasonable prices.
From 2015 to 2016, the average days on the market fell from 166 days to 122 days. Until more sellers enter the marketplace, the sellers will continue to hold the power in negotiating the sale.
Another change for the city is at Donibristle Farm. After a debate on the topic, the town voted to purchase the 44-acre land. Placed near Rowley Bridge Road and Hill Street, this land will be used as a part of the Essex County Greenbelt. New trails will be designed for the public. The Greenbelt will own the land, but the town will have a conservation restriction. The new hiking site will be permanently reserved as natural land. For neighbors, this means that woodland views of the former farm will be a permanent amenity.
