The central location of this district, coupled with its excellent proximity to Boston Common and the plethora of public transit options, has made it a desirable location for major new development and redevelopment projects. The most prominent of these has been the AVA Theater District building, which added 398 units of housing, as well as an elaborate ground floor commercial suite, to the area. Unlike many of the stately ground floor commercial suites in the region which are built right up to the sidewalk, the entrance of this building has an enormous atrium-like entrance with strips of flourescent lighting embedded in the high ceilings. A series of stepped-back glass enclosed units cluster around this inadvertent urban courtyard, creating the sensation of being both indoors and outdoors simultaneously. Mesh canopies hover underneath the innovative lighting of the ceiling, creating a secondary layer of shelter for people pausing for a lunch or coffee break.

The adaptability of this entryway makes it perfect for spontaneous festivals, pop-ups, and other small-scale civic celebrations. In keeping with this development trend, several new creative restaurant and dining enterprises are coming to the city, including a cocktail lounge with a champagne vending machine. It was announced in February 2018 that an innovative new venue will take up residence at 57 Stuart Street. The champagne vending machine functions when patrons buy tokens at the bar inside the restaurant and then plug them into the device. Six-ounce bottles are accordingly dispensed. The bar is expected to open in March 2018.

However, with its brick and masonry construction and densely packed streets, the old time feel of the neighborhood is something that many residents wish to preserve, while gradually incorporating the benefits of modernity. This has prompted many building owners to quietly renovate interiors or add innovative new roof gardens or units to existing buildings.

Large software companies, such as VMWare, have sited their headquarters in this area, and have taken inspiration from the number of nearby theaters in terms of designing their new offices. The cafeteria of the new headquarters is modeled on the adjacent theaters in the region; the kitchen purposefully looks like a stage, while the eating space is populated with red armchairs reminscent of those typically found in a performance arts auditorium. Throughout the rest of the headquarters, delicate wooden tresses that recall the wood work of a piano hang from the ceiling at irregular intervals, creating a sense of harmony and collective performance. Dramatic overhead lights recall powerful stage sets, while the large bands of windows along the walls give spectacular views of the surrounding city. Built-in bookcases are positioned artfully in conference rooms and near kitchenettes.
