One of the newest and fastest growing developments in the area is the High Hill Estates. Placed just off of the Nike Site and Sharps Lot roads, this subdivision is one of the newest in the area. In just 2017, the development was given six building permits.

Recent Housing and Rental Market News
In total, this town has about 6,000 homes. In the last two years, there have been about 60 homes built. Each year, the housing stock increases by about 1 percent. While the area received a decline in building permits during the recession, it has more than bounced back since then.
In 2009, the city had just 23 new homes built. In just the first five months of 2017, there were just as many homes built. In 2016 and 2015, there were 60 homes built per year. The growing market has been attributed to a stronger economy with a growing housing market. The continued low interest rates and desirable neighborhood have drawn new builders to the area.
In 2016, the Town Meeting sought to adopt new rules so that additional developments would be designed in keeping with the town's character. The goal was to increase the required lot size in an effort to maintain a fairly rural ambiance. The zoning laws require lots to be at least 30,000 square feet in size. If they are built in an aquifer protection area, the lots have to be 60,000 square feet in size. At the meeting, they wanted to increase the minimum lot size to 40,000 to 60,000 square feet. Enough residents voted against the proposal for larger lot sizes to be turned down.
This is good news for investors because it makes it easier to build a new home in the area. There are also three potential projects for 40B affordable housing. Two of them will be on Route 6. The other one will be located near the Swansea Mall near the old Apex property. The two housing complexes near Route 6 will have more than 100 units.
In addition to the new homes, the city has also made a concerted effort to remove or repair vacant homes. In 2015, five homes were demolished. During the next year, another nine homes were demolished for failing to meet code requirements or for remaining vacation.
Because the lot sizes are a bit smaller and more reasonable than in neighboring communities, the city has enjoyed a renaissance in recent years. Old, vacant homes have been demolished. In their place, developers have created modern structures with clean lines and contemporary amenities. One prime example is at the High Hill Estates. Last year, this subdivision was given six permits for new structures. Known as one of the fastest growing developments, it is located next to Sharps Lot Road and the Nike Site.
Another example of the growing housing market is near the baseball complex. In 2017, the developers sold off the last 10 homes at the Littlefield Estates. The next goal for the developers is to sell the remaining High Hill homes. The High Hill homes vary from 1,700 to 2,400 square feet in size. While the actual lots are about half of the required lot size, the open space in the development makes these properties compliant with the regulations.
