In some respects, buying a co-op involves several of the same steps when buying a house: searching for comparable listings to evaluate the price, checking out the surrounding community, and discovering the local property tax rates. Yet, it also includes some differences from a house purchase. A major issue unique to a co-op purchase is the complex in which it is located. “Ideally, you want to buy into a stable, well-run community,” recommended an experienced property attorney. This can be a daunting task for a prospective buyer. Fortunately, Boston City Properties has the experience and knowledge that can help you through the search for a good unit in a good complex. Contact us to arrange for our buyer’s representative services, and we will guide you to the best property.
Selling/Listing a Condo
The community is a very popular choice for people who want to live outside of Boston, but still want access to the city. This has kept the demand for property above average when compared to national rates. This demand has also encouraged more condo development than in many of the suburbs of the metro area. Thus, when a person is ready to sell a property, they face the challenge of making their unit stand out from the rest of the crowded market. “White-walled, boxy [units] are a dime a dozen, but yours doesn’t have to be,” advises one designer. Our market professionals can help you stage your property so that it rises above the rest of the field. Contact us for expert help in selling your unit quickly.
The Neighborhoods of the Community
There are two distinct neighborhoods in the community. The following is a brief description of each one:
Town Center
This is the eastern side of town. It has a median property price of $601,250. The vacancy rate is 6.9%. This is lower than 62.3% of other neighborhoods nationwide, which indicates a higher than average demand for property.
Cordaville
This is the western section of the community. It is much more expensive than the Town Center section when housing is considered. It has a median property price of $723,362. The vacancy rate is 4.3%.
With a low unemployment rate of 3.3%, a good education system, and a low commute time, this community is a great choice for people planning to relocate. As one resident says, “Southborough is a very charming town with some history behind it. The local schools are superb, and the safety in the neighborhoods is comforting. I would highly recommend families to consider this town to raise children.”
