Scituate is located in Plymouth County and had a population of 18,133 in the 2010 U.S. Census. It is 25 miles southeast of Boston and sits on the coast of Massachusetts Bay. This makes it a part of the South Shore area. The town has a total area of 31.8 square-miles. Land area makes up 17.6 square miles of its territory, with water comprising 14.2 square miles. The shoreline of the town is varied, with salt marshes in the southern portion, sandy shore in the middle, and granite outcroppings in the north. The land area of the town features many wooded areas, with a small river named Cold Brook running through it. The main travel route into the metro area is by Massachusetts Bay Transit Authority Commuter Rail service. The community has two rail stations, one in the northern part of town, and the other in the Greenbush neighborhood in the eastern part of town. The trip by rail into Boston takes 45 minutes. The community lacks any major freeway connection to Boston.

Single-Family Houses for Sale

There are 7,685 residences for 6,694 households in the town. The median home value is $615,113. The homes in this area are mainly medium-sized (three to four bedrooms) to large-sized (four or more bedrooms) single-family homes. Most of the houses were built after 1939. The vacancy rate is 18.3%, which is nearly three times the U.S. average. Yet, this is not unusual for a coastal neighborhood as many homes may be week-end retreats or summer vacation homes. This is the case in this section of town, as 12.3% of the homes are only occupied seasonally. This area of town enjoys the highest appreciation in property values in the community.

Town Center

This neighborhood includes the central area of town along with the middle and southern coastal areas of the community. The median price of property is $615,113. Most of the homes in this section are either medium or large-size homes. The majority of homes were constructed after 1939. The vacancy rate of 12% is also higher in this area than the national average, just like the northern coastal neighborhood. Seasonal occupancy rates are also elevated at 8.4%.

Clapps Corner/Gannett Corners

This section of town is in the western part of the city and has no part touching the coast. The median property price is $578,591, which is 6.3% lower than the town’s average. The majority of homes are medium to large-sized. Many of the homes in this neighborhood were built between 1940 and 1969. This community was built in 1984 and has 26 townhouse units. It is located in the center of town, near the town common, MBTA Commuter Rail Station, and the historic town harbor. The complex has three sizes of condos: one, two, and three-bedroom units. They range in living space from 1,056 square-feet to 2,800 square-feet. The condos all feature hardwood floors, a private deck, and a fireplace. Community amenities include garage parking, a swimming pool, and a clubroom. Pets are allowed with some restrictions. James Landing Condos

This complex is the newest in the town, with part of the development still under construction. It is divided into three sections: Driftway Residence, Minot Residence, and The Main House. The Driftway Residence will have 10 units when completed. There will be six one-bedroom units and four two-bedroom units. The one-bedroom, one-bath units range in size from 785 square-feet to 910 square-feet. The rent for these small apartments is in the $1800 to $2000 range. The two-bedroom, one-and-a-half bath units range in size from 830 square-feet to 1,615 square-feet. The rent for these apartments is from $2,450 to $3,250 a month. Each apartment features stainless steel appliances, open floor plans, and 8’6” ceilings.

The Minot Residence has 14 units. There are five one-bedroom and nine two-bedroom apartments. The one-bedroom apartments range in size from 810 square-feet to 1,130 square-feet. Monthly rent for these smaller apartments begins at $1800. The two-bedroom units range from 1,055 square-feet to 1,204 square-feet of living space. These have monthly rent from $2,500 to $3,000. Each apartment features stainless steel appliances, open floor plans, and 8’6” ceilings.

The Main House building will have both residential and retail/office space available for rent. It will be a three-story complex with three retail spaces for lease. Kent Village

This complex is located near the town’s harbor, the MBTA Commuter Rail’s Greenbush Station, and the Rivermoor Habitat Park. Each unit includes spacious floor plans and hot water/heat provided by the complex. The community amenities include landscaping, a playground, and 24-hour emergency maintenance. The complex is an eligible Section 8 facility, so residents can qualify for subsidized rent.

Walden Woods

This complex was built in 2013 and has 28 units spread over two stories. Each unit comes with a garage. There are wheelchair-accessible units available.

93 First Parish Road Apartments

This small apartment complex was built in 1900. It is a two-story building with five units. Located just south of the Satuit Brook that runs through the town, it is in the heart of the community.

Community Overview

Though the town is on the fringe of the Boston metro area, there are many factors that make it an inviting community to in which to relocate. First, local economy is good. The unemployment rate is 4.4% and job growth is at 1.33%. Experts forecast 38.25% job growth in the next decade.

Second, the town’s crime rate is low. The violent crime rate is a 27 (on a scale of 1-100, with 1 indicating very low crime). This is below the national average of 31.1 and the Boston metro average of 34.5. Property crime is also lower in the area, with a 26 rating. The Boston metro rating is 34.5, and the U.S. average is 38.1.

Third, the area offers a positive educational atmosphere. The local school district has a ratio of one teacher for every 13.6 students. This is much better than the U.S. average of one teacher for every 16.8 students.

Fourth, the housing market is healthy. Experts forecast that home values will increase 2.7% this next year. The town is also a better value for home buyers than nearby towns since its median home price is lower. The median price of a home in Hingham is $724,900. Prices in neighboring Cohasset are even more expensive, with a median home price of $799,300.

Fifth, even though the town is 25 miles from Boston, the residents who must work in the city still have relatively short commute times. The average commute time for residents is 25 minutes, which is less than the U.S. average.
