Sandwich MA Townhomes
Buying
Most of the townhomes here sell for an average of $180 per square foot, and due to the area’s relative density are located on their own individual parcels of land. In some instances, two or more units will be clustered together on the same parcel, sharing in some cases a wall and in most cases gorgeous landscaping, which often incorporates bushes and shrubs that grow delicately next to the primary entryway. Many complexes feature a small interior courtyard that is full of seasonally flowering plants. Mailboxes are either located at the lip of the street, or are protected behind glass in a central lobby area that all residents may use. Buyers who wish to find the ideal dwelling will have a much easier time if they contact us first. Aside from having numerous connections in the local market that have been developed over years of working in the area, we can also help recommend properties that either are about to be listed or have just come to market, providing the buyer with an unmatched perspective into the best that the market has to offer.

Exposed timber beams are not uncommon in this region, as many of the townhouses were originally constructed before 1900. In an attempt to preserve the historical flavor of the area, many newer dwellings purposefully mimic the older types of construction, from the vaulted ceilings to the timber beams to stretches of exposed brick that creates a cozy, vintage feeling. The newer units, however, also incorporate numerous creature comforts that are harder to find the remodeled homes. The biggest difference lies in how the floor plans are conceived; the newer units tend to have an open floor plan with few individual rooms, especially on the ground floor. These expansive spaces make it possible for an individual to enter the primary doorway and look all the way across the unit to the other end without having the sightline interrupted by a wall. However, in some units a stand-alone fireplace is installed which makes it possible to walk all the way around the fireplace. This fireplace is usually contained within a small section of wall. On one side is the kitchen, and on the other side is the living area. Around the fireplace, a stone wall may be installed that provides both a hearth and informal seating for up to five people. The height of the fireplace will determine whether the kitchen can be directly glimpsed from the living room while a fire is underway.
The bedrooms, meanwhile, tend to compact but very relaxing. A small closet is usually attached to both the master bedroom and guest bedrooms. This closet may have numerous drawers and a full-length mirror on the inside of its doors. Some units actually transform the exterior doors into full length mirrors, which correspondingly makes the rooms themselves feel much larger than they actually are. The relatively tight floor plan makes the rooms easy to heat during the winter, and the large windows that invariably occupy one side of the room can be opened during the summer months to create a steady breeze. Ceiling fans are often featured within these rooms, although in some cases central air vents will be the only climate control features present.
Selling
For most people who are thinking of listing their home, the biggest obstacle seems to be in finding a suitable buyer. This process can usually be dramatically shortened with the help of a professional company that excels in matching buyers and sellers. We have spent years carefully developing a system which allows us to quickly pair individuals who are seeking the same type of real estate transaction. Whether a seller has been listing homes for decades or is attempting their first sale, we can provide advice on how best to put together a listing, attract a buyer, and compare offers.
We also take the difficulty out of scheduling and logistics. Instead of worrying about holding an endless series of open houses, we make it easy for sellers and buyers who have expressed similar interests to connect directly with more intimate, targeted events. We are happiest we can transform a listing into a sale.
Geography
Located in the resplendent Barnstable County of Massachusetts, this municipality can be traveled to by road via Route 6, Route 130, and Route 6A. There is no direct train service in town, although neighboring cities do provide connections either via rail or bus to larger transport hubs. Bordered by the cities of Sagamore to the west and Mashpee to the south and east, the northern boundary of Sandwich is primary bounded by the Atlantic Ocean, although an inlet known as the Cape Cod canal stretches back past the central business district and connects with neighboring Sagamore. Green spaces are abundant both in the central business district and out toward the coast; the downtown area of this city is spanned with a substantial amount of public green areas, as well as a small pond. Further north the town opens up into the Scusset Beach State Reservation. The Shawme-Crowell State Forest also provides a recreational area for those who prefer woodlands to the ocean.
