Sandwich, Massachusetts is the oldest community on Cape Cod and is located in Barnstable County. In the 2010 U.S. Census, it had a population of 20,675. It has a total area of 44.2 square miles with 42.7 square miles of land and 1.5 square miles of water. Founded in 1639, it will celebrate 380 years of existence in 2019. Cape Cod Bay lies on its northern border. Though only 3.3% of its area is water, the community is impacted by that small amount, as the Cape Cod Canal runs through the community, dividing the northern area from the rest of the town. There are six beaches on the town’s northern border. Boston is 57 miles northwest of the city. The community is linked to the metro area by the Massachusetts Bay Transit Authority commuter rail stations of Kingston/Route 3 and Middleborough/Lakeville. U.S. Route 6, a four-lane divided highway, also passes through the town.

This section of town is where the historic beach boardwalk is located. In such areas, it is not unusual for many houses to be vacant part of the year as many people are only seasonal residents who own a vacation home.

Forestdale

The part of town lies south of the Town Center district and has a population 0f 4,099. There are 1,686 houses located here with the average price of $495,635. This is 9% higher than the average house price in the state. Almost 69% of homes in this part of town fall into the $250,000 to $399,999 price range. Owners occupy 67.8% of homes in this area of town. The most common homes range from medium to large-sized houses (four or more bedrooms). The vacancy rate is much lower than the Town Center section, averaging 9.0%. This is a very stable area of town, with the average owner having lived in his or her home an average of 12 years. This is longer than the recent national average of nine years.

East Sandwich (Eastern Area)

This area is east of the Forestdale neighborhood and has a population of 6,338. There are 3,194 houses in this area. The average rental prices can vary greatly over the community. In the Town Center district, the average rent is $1,434. This is lower than 71% of all other areas across the state. Most of the apartments in this section of town are located in high-rises or large complexes. The average rent in the Forestdale neighborhood is $2,044. This is higher than 68.2% of other communities across Massachusetts. Most of the apartments in this area of the city are located in smaller apartment buildings. The highest rental prices in the town are in the eastern section. The average monthly rent is $2,369. This is higher than 82.5% of the rest of the state. Osprey Lane Apartments

141 Main Street Apartments

This small apartment building was built in 1857 and features five units. The monthly rental price ranges from $875 for Unit 1, to $895 for Unit 4. The fifth unit is a studio apartment on the third floor that rents for $775 a month.

Community Overview

Though the town has had a history of serving as a weekend beach get-away resort, there are several positive characteristics that makes it an ideal location for a permanent home. First, the local economy is good and promises to get even better. The unemployment rate for the community is 4.2% with job growth of .68%. Experts forecast that over the next ten years, the area will see a job growth of 37.16%.

Second, the property market is healthy. Home values grew by 4.9% since 2017, and professionals believe that these will continue to increase 3.4% in the next year. The percentage of homes with negative equity is also positive at 5.4%, which is much better than the U.S. average of 10.4%. The house prices in the town also make it an attractive place to move as compared to other nearby communities, which have much higher housing prices. The average value of a home in Bourne is $367,100, which is 3% more than the town’s $358,300 average price. It is also a good area for renters, as the average rental price is just under the surrounding area’s average rental price of $1926.

Finally, the town has a strong commitment to investing in the education of the area students. The local school district spends $16,151 annually per student on education, which is much higher than the U.S. average of $12,383 per student.
