This town has wide selection of co-op communities from which to choose. While this increases a buyer’s options, it also presents a daunting job of sifting through all the potential properties. Yet, it is vital that a buyer scrutinizes closely the details of any development in which they are considering purchasing a condo. “It's not just the sales contract that you have to think about when you're buying a [property]; [units] also have an agreement, or declaration, that dictates the way the [complex] operates and is governed. Before buying your [property], you should request and read the documents that apply to the management of the complex,” counsels a property investment expert. For this reason, it is prudent for a consumer to select a buyer’s representative who can help him or her navigate all these important details. We at Boston City Properties possess the expertise that can help you find the right property.

Selling/Listing a Condo

There are some special characteristics of townhouses that can make the selling of a unit challenging. For example, the similarity of designs can make it difficult for the seller’s unit to attract a buyer’s attention. “Since [units] can be a bit more cookie cutter than freestanding homes, you might have to work a bit harder to make it stand out (particularly if other units in your complex are for sale at the same time),” writes one property professional. Since our experience includes co-op marketing at Boston City Properties, we can help you know how to stage your unit to catch the eye of buyers. The Neighborhoods of the Community

The town has three distinct neighborhoods: Beech Street/Spring Street in the southern section, Town Center, and Hatherly in the southern section. The following is a brief description of each area:

Beech Street/Spring Street

The median property price in this neighborhood is $337,233. The vacancy rate in the area is a low 1.5% which indicates the property market is very tight, with a limited inventory of condos at any one time.

Town Center

Property prices in this part of town are over 6% lower than the northern area. The median price is $316,996. The vacancy rate in this part of town is 10.4%, which indicates that it could be a better market for buyers than the Beech Street/Spring Street neighborhood.

Hatherly

This northern area of the community is the least-expensive part of town for housing costs as the median property price is $307,468. The vacancy rate is 7.9%, which is near the U.S. average.

The population of the community has grown 10.6% since 1990. With a good school district, a strong arts and culture community, and historic appeal, people have found the community a good place to purchase property and establish a home. As one new resident said, “[It] is such a great city. My wife and I bought a home a year ago, and we are so grateful we did it in Rockland.”
