Purchasing a co-op property in this town presents a buyer with some special circumstances. The community is a unique combination of rural and suburban areas. It is a designated “Right to Farm” community. This means certain laws protect local farmers from “nuisance” lawsuits that might inhibit agricultural operations. While this has encouraged a healthy environment for a variety of farming activities in the community, it has also limited housing development, which has led to a tight property market. This increases the importance of a consumer retaining a buyer’s representative. Selling/Listing a Condo
This community’s tight market might seem the ideal and easy place to sell a property. Yet, it could present a challenge to the novice seller. “How much is the [unit] worth? This is probably the trickiest part of selling any property. Price it too high, and a lot of potential buyers won’t even take a look. Price it too low, and you’ll lose out on a good chunk of change,” warns one property expert. Since there are relatively few properties in the town, it may make it difficult to find comparable units to guide a seller in pricing. Boston City Properties is well-acquainted with the current market values in the community and can help you sell your unit for the best price.
The Neighborhoods of the Community
The town has two distinct neighborhoods. The Perryville area lies to the north and borders the nearby community of Attleboro. The Town Center neighborhood is in the southern area of the community and borders the Rhode Island state line. The following is a brief description of each area:
Perryville
The median price of property in this area of town is $415,236. The vacancy rate is 6.9%, which is lower than 62.9% of neighborhoods across the nation. This indicates that the demand is above average for property in this neighborhood.
Town Center
The median price of property in this neighborhood is $374,914. The vacancy rate is the same as in Perryville, so demand may be above average in this southern part of town as well.
This town’s rare combination of country atmosphere in a suburban setting has made it an appealing choice for people interested in relocating. It has grown 38.73% in population since 2000. With low unemployment, a healthy property market and nearness to Providence, this town is an excellent selection in which to purchase a condo.
