For those investors who prefer to be close to the sea, the development at 100 Cove Way offers the perfect opportunity. Listed as a 180 slip deep water marina perfect for yachts and other sailing vessels up to 80 feet in length and with a 20 foot draft, the marina does not have upland development potential, but is an intriguing offering for an entrepreneur keen to make money from the sea trade during the seasonal months. Built in 1985, the sale price for this property has been listed at $1,600,000.

The property at 18 Copeland Street is a 4,560 square foot complex built in 1920 that is located close to South Quincy. The structure has been well maintained, and has an onsite lot for parking. The exterior is a mix of brick accents and plaster walls on a steel frame. Landscaped plants line the perimeter of the building, and high windows provide excellent lighting throughout the premises. The structure also has a 3,000 square foot unfinished basement with eight foot high ceilings. The sale list price for this potential redevelopment property is $1,195,000, or $262.06 per square foot.

Real Estate News

A number of new mixed use developments have been springing up in this city, partially because the area is located so close to downtown Boston and has excellent public transit. The proximity of the red line in particular has driven the creation of several projects that would capitalize and improve upon the transit line. The most recent of these is the proposed development at Quincy Center Station, which would add between 300 to 600 apartments to the region, as well as a dedicated series of commercial suites on the ground floor. The project has two phases; the first few buildings, in addition to a new transit terminal, would be completed in 2023, and the remainder would be done by 2031.

Another project is located at North Quincy Station, which consists of a seven acre parcel that is currently a parking lot. The total amount of proposed commercial suites would consist of 50,000 square feet. When complete, the project would add approximately 610 residential units to the neighborhood. This development would be near a proposed new hotel and residential center at 1500 Hancock Street, which would also likely provide some amount of commercial suites in the ground floor of the hotel and the 80 apartment complex.

These projects follow on the heels of the West of Chestnut project in downtown Quincy, which added 169 units of residences to the center of town, as well as over a million square feet of commercial suites. The storefronts of this property galvanized the city, and attracted a number of new commercial tenants. This boom in both revenue and dynamic business created a new market for the area, which has made the addition of other mixed use projects far more popular among both the city council and the residents. Many of the new projects have taken advantage of surface or below ground parking lots to create ample new developments. As the units in both the commercial and residential sectors continue to either sell out or lease immediately, the demand for more space remains high.

These large projects are being completed in tandem with numerous infrastructural and civic renovation projects, including a $16,700,000 project to refurbish the area known as Hancock Adams Green. This city park will receive statues and fountains in an attempt to define and enhance the civic identity of the neighborhood. The sidewalks were expanded a few years ago to comfortably accommodate more pedestrians and create a more vibrant street life.

The 1600 block of Hancock Street, which is currently occupied by a series of low slung buildings, may also become a site of aggressive new development once the proposals elsewhere begin construction. In all, the town’s success in creation viable mixed use projects has generated a spill-over effect that will likely see garages, parking lots, and underutilized transit stations transformed into new residential and commercial suites. The goal of most of the city planners is to create a metropolis that is constantly active, both day and night.
