Recommendations and Purchasing Strategies

The housing stock here is divided between units built before 1910 and a number of recent developments that have completed construction within the last six months or a year. A regular townhome is $180 per square foot, and often the older properties boast significant renovations that, in combination with their historic period details, add tremendous value to the asking price. Individuals looking to acquire a parcel who desire the most recent notifications about available properties should contact us. Our years of experience within the local market have enabled us to build up a significant network of brokers, property owners, and agents. This community lets us know when properties are about to hit the market, an advantage we happily pass on to our clients.

Properties that were built around 1900 often have a colonial or Victorian architectural style, with at least two stories. Many of these homes have a brick base and a clapboard or vinyl-siding top. The entryway to these units is preceded by a flight of stairs. The entryway itself usually opens into a discreet foyer space, which may have a second door that opens into the home itself. If this is the case, the foyer space is often decorated with glass panels in the door that provide light. A series of racks for hats, jackets, and other garments is usually mounted in this area, along with a bench on which one can sit to put on or take off shoes. The second door usually opens into a hallway with a hardwood floor. This hallway leads to a staircase on one side and the principal living area on the other.

The ceilings in these homes tends to be fairly high, with eight to nine feet being standard. This creates a roomy, airy feeling, which is amplified by the numerous windows that line the structure. The principal living area usually has a fairly configurable floor plan, with long walls allowing the resident to place couches, chairs, and other items of furniture in almost any arrangement they can fathom. Fireplaces are usually part of the central living area, although in some homes they are located in the upper bedrooms. This living room leads to a separate kitchen which has an open space designed for a dining table. The kitchen itself is outfitted with state of the art equipment, from professional-grade refrigerators to elegant ovens with adjustable chambers for multiple baking options. In these older homes, a U-shaped layout without an island is the conventional choice for the kitchen.

The newer homes have similar layouts with the chief difference that their layouts rarely include a separate foyer space or an enclosed kitchen. In these newer homes, openness is emphasized above all else. The notion of having a clear view from the front door to the other end of the dwelling is considered to be highly desirable. As a result, many of these newer units place an exterior deck or balcony at the opposite end of the home from the front door, so that a visitor entering the home looks first through the living space, then the dining area, then the kitchen, and then out into the back yard through the sliding glass doors.

A Guide to Making the Sale

Sellers who wish to get the best offers for their property logically should find the most suitable buyers. But what’s the fastest way to find a great buyer in a market that is inundated with information? It’s a two part process. Sellers who craft thorough yet alluring listings will attract buyer interest, and begin receiving offers. By reaching out to our company, a property owner will be able to learn the do’s and don’ts of contemporary real estate listings, from how to put together that unbeatable first descriptive paragraph to taking photographs that showcase the finest attributes of that property.

We also can help arrange targeted viewing opportunities with moneyed individuals who already expressed a strong interest in what a particular property has to offer. A seller who is currently considering holding a massive open house can instead focus on connecting with an individual buyer who is likely to make an offer after seeing the home in person.
