Geographic Location

This town is in Essex County, which is one of the more populous counties in the state. The town itself, however, only had 6,666 residents at the Census of 2010. Three villages make up the community, including Byfield, Old Town, and Plum Island. The mouth of the Merrimack River is north of town, with the Little, Parker, and Plum Island rivers draining into Plum Island Sound. Marshland is abundant throughout town, and protected areas of note include:

In addition to being on the Atlantic Ocean, the town shares boundaries with Newburyport, Rowley, Georgetown, Groveland, and West Newbury. In addition to being 32 miles from Boston, the town is also 19 miles from both Salem and Lawrence, as well as 24 miles from Portsmouth, NH.

There is plenty of easy road access with I-95 offering two exits. US 1 and Massachusetts 1A also both pass through town.

There is also MBTA commuter rail service here. The station has a convenient location in the northern part of town.

What Types of Developments Could You Build Here?

Many of the undeveloped lots available are free of both covenants and builder tie-ins, allowing for greater flexibility. One potential advantage is finding a property that already includes electricity, water hookups, and sewer or septic connections.

Homes

Houses in gated communities with great landscaping are among some of the most popular options in demand. A few of the options you could pursue with such homes include custom floorplans and designer kitchen and bath amenities.

Building on large lots with plenty of space and access to both the waterfront and downtown will attract a lot of attention. These types of custom homes in communities were seeing asking process of $1.5 million in many cases during early 2018.

Townhouses and other, more modest designs are also worthy of your consideration. Townhouse communities that include clubhouses, pools, and snow removal are always in high demand.

Luxury homes provide a lot of inspiration for designing other homes as well, especially with features like cathedral ceilings, open floorplans, and angled kitchens. Gas fireplaces in living areas are a perfect way to keep everyone warm and happy on winter's nippiest days.

Some of the kitchen features that will add the most appeal include breakfast nooks, overhangs on the countertops, cherry wood cabinets, granite countertop materials, and recessed lighting. Decks that are a perfect entertaining size and feature sliders are one of the best ways for buyers to make use of summer's warm weather.

Offering a bonus room and extra storage is perfect for buyers with a mind towards expansion. Walk-out basement areas that are finishable also offer a lot of extra appeal for buyers.

Apartment Buildings

Many of the apartments available here are in the form of owner-occupied two-family houses. However, this provides a lot of opportunity for developers who are looking to offer something different.

Using a lot close to Byfield Village to build apartments provides convenience for renters. Buildings with units that offer different bedroom/bathroom configurations and even different styles, like a mixture of townhouse and flat styles, is one way to appeal to a variety of prospects.

Offering extras like sunrooms, storage, and basement space also appeal to a variety of buyers. Some of the features to also consider include in-unit laundry facilities, separate electric panels and heating units, and off-street parking.

Commercial Investment Properties

Two of the major industries represented in this area include salt marsh haying and clamming. However, the tourism trade also plays a major role, and the location close to major highways also makes the town ideal for industry.

Some of the most flexible property types to consider building include warehouses with office space. Maximum ceiling space and overhead doors make it easy to accommodate the needs of tenants who engage in a lot of shipping and distribution.

Maximum flexibility and easy access will be among some of the top factors in attracting the right companies to your building. If the area where you build is close to downtown, you'll be able to maximize your benefits.

Retail Space

With many smaller retail units renting for $3,000 a month or up, you'll have a chance of a good return if you choose to use the space this way. Offering flexibility in how retailers can use the space will help you in attracting the ideal retail clients, especially if you choose a prime, high-visibility location.

One thing you might consider is constructing the building to include other features found in current retail buildings, like hardwood flooring, track lights, and oversized windows. No matter how you opt to use the lot where you build, you'll have a lot of opportunities awaiting.
