Geographic Location
This town of about 32,000 is in Middlesex County, with a 3.6 percent growth rate between 2010 and 2014. The location is also only 10 miles from Boston, providing a wealth of opportunities for both residents and business professionals who want to expand within this area.
There are several distinct neighborhoods within the town. The town center area is where most of the municipal buildings are and is also host to the Cultural District, dedicated to promoting the arts, expanding local business, and help provide for greater tourism.
The southern end of the community has a distinct character of its own, and the east side is known for hosting an industrial park, as well as Jennings Pond.
The west side is the town's main commercial area, and there are condos and an MBTA rail station that helps add to the neighborhood's appeal. Some other neighborhoods also of note include:
- Little South, home to some larger homes on farm lots and situated on the Charles River
- Oak Street, host to summer cottages and 1950's Capes, with two industrial parks
- Sherwood, with homes from the 1940's and no through traffic
- Walnut Hill, featuring many Victorian homes
- Wethersfield, which has a lot of ranch homes going back to the 1950's
An MBTA rail station is in the downtown area, and several local highways run through town. These include Route 16 in the south, Route 9 in the east, and Route 135 in the west.
What Types of Developments Could You Build?
Lots for sale ranged between $100,000 and $1 million for various sizes in the first part of 2018. These options have been as diverse as large rural tracts and properties with existing buildings ideal for demolishing and rebuilding.
Homes
Custom Colonials are large lots are as much a winner in this community as they are in many places elsewhere in the Boston area. Large living areas with built-ins, as well as second-floor bonus room options, are a couple of the options that you may wish to consider if offering single-family homes.
Luxury homes on lots of more than an acre with easy access to local lookouts are also appealing for many buyers. One of the things that many buyers are looking for when they seek out homes in this area is a little slice of country living, and building these types of homes will provide that easily.
There is also a market for condominiums here, with several homes on the market in 2018 being condos of different styles. You'll be able to attract both residential buyers and investors who want to rent their units out easily.
Apartment Buildings
There are several apartment buildings in and around the town center that give you a closer look at what renters are looking for the most. These properties range from converted mill buildings to new construction, high-end buildings that all offer a great array of features.
A few of the amenities that you will want to consider in your plans include open kitchen designs with designer cabinetry and oversized bedroom closets. Units with one to two bedrooms that allow pets are in high demand, often seeing prices of $2,000 to $3,000 a month that promise a good return for any investor.
Developing such properties close to Main Street or other high-demand areas is one way to attract prospects interested in renting. Another solution is building a development close to the MBTA stop.
Commercial Investment Properties
One of this area's biggest assets is its friendliness to start-up companies. Developing office or industrial spaces designed for sharing is one way to help meet the needs of these companies.
Another thing to consider in developing commercial buildings is adding kitchenettes and reception areas. These amenities make any space more desirable for prospective renters.
Retail Space
Another thing about this town's location is that it is useful for retail space. With the number of state highways that run through town, your space is certain to get a lot of traffic.
Choosing to construct space suitable for stores or restaurants is one way to appeal to the residents that call this community home. Most people like having multiple places nearby where they can shop and eat at the same time.
No matter what your plans, you won't go wrong by choosing to build in this area.
