Middleboro, MA Business Space

This town is located in Plymouth County. It had a population of 23,116 in the 2010 U.S. Census. The community has a total territory of 72.2 square miles. Over 4% of that is water. The Taunton River, Nemasket River, and the Weweantic River all flow through the community. It also has several ponds, such as the Assawompset, Pocksha, and the Great Quittacas ponds. There are swamps in the northern part of the community. The town is also home to several cranberry bogs.

A Great Place for Business Space

The community’s role as a main transportation center in the southeastern part of the state makes it an excellent location for business space. Massachusetts Routes 18, 28, 105, 58, and 79 pass through the town, as well as I-495 and U.S. Route 44. Massachusetts Route 24 is just a little over a mile from the town’s northern edge. The community also is served by three rail lines and the Massachusetts Bay Transportation Authority’s commuter rail line at the Middleborough/Lakeville station. These serve as a strong foundation for a good local economy. The Neighborhoods of the Community

There are four neighborhoods in this community. The following is a brief description of each one:

North Middleboro/The Green

This northern section of town is the least expensive in terms of property. The median real estate price is $320,190. This is a newer section of town, with most of the construction having occurred since 1970. I-495 runs along the neighborhood’s western edge.

Middleboro

This neighborhood is on the western side of the community. It has a median real estate price of $325,332. This is a historic district, with many of the buildings dating before 1940 in construction. I-495 runs along its western edge.

Lakeside/Rock

This is the southwestern corner of the town. It has a median real estate price of $344,872. Most of the buildings in this neighborhood were constructed since 1970. I-495 passes along its northern border. The Fall Brook-Washburn Conservation Area and the Assawompset Pond are in the western side of the neighborhood.

Town Center

This eastern side of the community has the most expensive property prices, with a median real estate price of $371,262. U.S. Route 44 passes through the northern area of the neighborhood and I-495 passes through the southern section. The Rocky Cutter Wildlife Management Area is located in the southern area as well.

Leasing Business Space

There have been five properties for lease on the business space market recently. These have ranged from a storefront mixed-use building with four spaces available from 839 to 6,500 square-feet in size to a freestanding building with a 6,000 square-foot space. The rental rate for the storefront units ranged from $0.67 to $0.83 a square foot per month. The space in the free-standing building has a rental rate of $1.25 a square foot per month.

Buying Business Space

Four business properties have been listed on the recent market. These have ranged from a freestanding 1,531 square-foot building situated on a 0.20 acre lot for $260,000 to a 18,520 square-foot freestanding building situated on a 2.03-acre lot for $1,600,000.

This community has a relatively large inventory of business space available when compared with other local communities. In such a market, experts recommend that sellers must market their property to distinguish it from the rest of the field. “Making your property as pleasantly appealing as possible gives potential buyers a great first impression.
