Due to its proximity to Boston, this neighborhood has become an excellent place for large scale office complexes that usually feature ground floor commercial suites. The town is the site of the administrative headquarters for Wynn Resorts, whose casino in neighboring Everett has opened up the area to other potential streams of revenue. The town has also witnessed a spurt of condo development in the form of repurposing a former school into luxurious condos that hit the market with prices of $535 a square foot.

This repurposing has not been limited to properties within the center of the city. A former boutique store lot has been bought by a big box retailer who plans to transform the plaza into a 32,000 square foot store, adding over 7,000 square feet to the complex. The complex will offer other suites for different commercial ventures, creating additional opportunities for business development.

In August 2017, the 1.67 acre parcel at 300 Mystic Avenue was purchased for $6 million dollars in order to develop a 500 unit development in the city. This development will include residential units as well as approximately 53,000 square feet of commercial suites. The sale is part of a larger plan that aims to create 450,000 square feet of commercial space within the larger region, a plan that will bring an estimated $428 million dollars in annual revenue, as well as $12.3 million in tax payments to the local government. This particular project is expected to generate $1.6 million in revenue and $1.3 million in taxes and fees.

Other recent major acquisitions in the area include the purchase of a 106,298 square foot building at 10 Cabot Road for $19,555,000, or $183.96 per square foot, in February 2018. The three story building was built in 1985 and is sited on a 5.89 acre parcel, and includes recent renovations that feature an onsite cafe and a fully refurbished lobby and common areas. The cafe can double as a meeting space for tenants, while the exterior areas feature an extensive array of seating for informal gatherings. Although the official plans for the building have not been specified, the area has seen a number of new housing and commercial developments that make this a potentially highly attractive site for an innovative new project.

The city has been gaining in popularity among investors and developers. Although its current commercial rates are relatively low, it would not be out of the question for the city to experience a fresh wave of growth soon, which would increasingly drive up prices for both renting and buying. Part of this has been spurred by an aggressive investment in the city’s cultural amenities, from its annual festival to its reliable public transit.
