A Great Place for Business Space

This community has a promising economic climate for several reasons. First, the transportation infrastructure provides a solid foundation for local business. Interstate 195 pass through the community and a commuter rail system that will serve the southern part of the state is in the works. The rail system will have a station in New Bedford, which is only a few miles east of the town. Second, with scenic beauty and coastline, the town is a popular tourism destination. Over $604 million is spent by visitors to the area annually, and more than 4,000 jobs are related to the local tourism industry. These two factors make the town a great location to purchase or lease business space.

Neighborhoods of the Community

Since the town is such a small community, there are few distinctive neighborhoods. The following is a description of the main sections of the community.

North

The town is divided by I-195 as it passes through the center of the community. The area north of the interstate is less developed than the southern section of town. North Street is the one main avenue passing through the area from neighboring Rochester to the north. The section also has a Conservation Community Property on its northern border through which passes the Mattapoisett River.

South

This area of town lies directly on Buzzards Bay and has four beaches and two parks on the coastline. Nasketucket Bay State Reservation is in the southwestern corner of this neighborhood. This is a 210-acre area that includes rocky shoreline, open fields, and forests. It is popular with hikers, horseback riders, and cross-country skiers. Another wilderness area, Tinkham Forest, is located in the northeastern area of this section.

Mattepoisett Center

This neighborhood is located in the southeastern section of town. With 2,915 residents in the 2010 U.S. Census, this neighborhood has almost half of the town’s total population.

Leasing Business Space

Business space on the local market for lease recently ranged from 1,278 square-foot to 1,617 square-foot units. An example of the type of space available is a unit located in Mattapoisett Center neighborhood that was just constructed in 2018. The street-level space is part of a two-story development that includes luxury apartments on the second level. The lease rate is $20.50 a square-foot per year with lease terms negotiable.

Buying Business Space

Due to the strong local economy, the commercial property supply in the town is tight. A good example of the available business space is a 1,338 square-foot building constructed in 1950 with a lot size of .16 acre. It sits on highly traveled Massachusetts Route 6. The property listed for $199,000.

Listing Business Space

When it comes time to sell a business space in this community, it's vital that a seller have a good marketing strategy. Especially important is the property’s potential value to a prospective buyer. The best way to communicate this is by a measurement called “capitalization rate.” This ratio compares the cost of a property with the annual income produced by it. “The capitalization rate of your property can be used as an easy way to compare your asset with others available on the market,” explained one marketing expert. Yet, the most important marketing strategy is finding an experienced commercial property agent that is familiar with the local market. The right agent will help a seller gain the most return when selling business space.

With a variety of attractive features, this town is an excellent spot in which to purchase or lease business space. As one nearby resident observed, “It has coastal charm….It is a nice area to visit during the summer! There are golf courses, beaches, and quaint shops across the town.”
