This town is located in Barnstable County and had a population of 14,006 in the 2010 U.S. It has a total area of 27.2 square miles, with 3.8 square miles being made up of water. The community is in the western area of Cape Cod. Its southern edge is a coastal area on the Waquoit Bay and Popponesset Bay. The town has many small ponds and rivers that are broken up by pine and oak woodlands. Boston is located 65 miles to the northwest. It is 70 miles from Providence, Rhode Island that lies to the west.

A Great Place for Business Space
As part of Cape Cod, this community is one of the most popular tourist destinations in the state. These guests are attracted by the Cape’s 115 beaches, 559.6 miles of coastline, and eight operational lighthouses. Visitors spend over $1 billion each year in the area, and 9,000 people are employed in tourism-related businesses. This has produced a local economy that is an excellent area in which to purchase or lease business space.
Neighborhoods of the Community
There are four neighborhoods in the community. The following is a brief description of each one:
Town Center
This northern section of town is the least-expensive area for property, with a median real estate price of $329,166. The majority of building constructions took place after 1969. The neighborhood has a 17% vacancy rate which indicates a sizeable percentage of housing is only seasonally occupied, reflecting the strong impact tourism has on this section
Mashpee Neck
This neighborhood is in the center of town. The median real estate price in this area is $391,444. Much of the construction in this neighborhood took place from 1970 to 1999.
Great Neck Road N/Old Barnstable Road
This area is in the northeastern corner of the community. The median price of real estate is $406,003. This area is also a popular place for vacation homes.
Popponesset/Popponesset Island
This neighborhood is the southern area of town and has the only coastline of the community. The western half of the neighborhood is part of the national wildlife refuge that begins in the central park of town. This section has the highest property prices of the community with a median real estate price of $608,866. With its close proximity to the ocean, this area has the highest vacancy rate of 65.5%. This indicates that tourism is an important part of the community’s local economy.
Leasing Business Space
The community has a variety of business spaces for lease. On the recent market, there was convenience center space, shopping center space, and outdoor mall space available. Prices ranged from a 1,250 square-foot space for $0.71 a square-foot per month to a 472 square-foot space for $2.50 a square-foot per month. The newest business space available in the town is an outdoor mall development constructed in 2016, known as the Mashpee Commons. Spaces lease for $25 a square-foot per year. Units range in size from 918 square-feet to 3,681 square-feet. The spaces are somewhat walkable with a walk score of 63.
Buying Business Space
The business space for purchase in the town is limited, but the space available presents a promising opportunity for prospective buyers. For example, a 3,991 square-foot building located on the Nathan Ellis Highway, a heavily used route. In the last traffic count, over 22,000 vehicles passed this location daily. This is the busiest street in the town. The building has 1,612 square-foot of business space, with 2,379 square-foot of warehouse space.
Listing Business Space
Though it would seem that a small supply of business space should make it relatively easy to market property in this community, it still is important for owners to market business space wisely for the best return on their investment. As one property expert counseled, “If you short sell yourself, buyers will perceive that there is an underlying problem. And if price luxuriously, people find better options at cheaper prices.”
