Real Estate News

In December 2017, Harvard University unveiled plans for a 900,000 square foot mixed-use complex on 14 acres of land on the perimeter of this neighborhood. The development is notable not only for its size, but its non-academic bent. This is not a new classroom space; instead, the development is actively courting commercial ventures, and will feature a substantial number of ground floor suites that cater to businesses. The complex will feature a 250,000 square foot conference center and hotel, as well as 250,000 square feet of residential units. Approximately 900 parking spaces will be provided on the surface of the 14 acre parcel.

Called an “innovation district” within the verbiage of the official proposal filing, the project mimics the language and scope of many of the developments in the Seaport District, which became one of Boston’s most rapidly expanding neighborhoods thanks to its ability to embrace established businesses and start-up entrepreneurs. Harvard appears to be embracing a similar strategy by creating a complex that would actively foster connections between researchers, companies, and young creative thinkers.

The proposed project is in line with the Imagine Boston 2030 master plan, which has actively targeted certain neighborhoods in hopes of creating new centers of innovation and commercial growth. The site on which the project would be built used to be an industrial rail yard that became a truck operations yard.

The area in general has been a hot spot for a variety of biotech firms seeking ample acreage in an easily accessible region for the past several years. Home to several medical complexes, this region also features a riverway that makes for a very scenic region for the development of commercial properties. The residential towers that have recently opened in this area also command a fairly high asking price per unit, comparable to units within the center of the city. The Longwood Towers, which pushed the envelope of luxury living by building units that featured four bedrooms, three bathrooms, and an onsite fitness center, upped the scale in terms of what types of developments the area could comfortably accommodate. The persistently high commercial rents, as compared with the rest of the metropolitan region, are a testament to how this area has become a very desirable region. Investors can expect this region to continue to accrue value.
