Relocating a company to a smaller town can be difficult, so many prefer to lease office space. It gives them chance to adjust to new surroundings and decide if when and where they would like to buy a facility. Leasing gives a company flexibility to select the size of unit they want without any immediate, extra expense. There will always be the cost of supplying furnishings and fittings, but there should not be any other great cash outlay. Another plus is that they will have the chance to move to a larger unit when they outgrow the existing one. To lease a 2,000 sq. ft. unit close to downtown will cost around $3,200 per month.
Established businesses opening another branch in a different town may prefer to buy a property. If a company has the cash flow and a good credit score, buying property on a mortgage can sometimes work out less expensive than leasing. Many big companies purchase property larger than their needs with a view to using only part of it and leasing the remaining space. This is always a good investment and having the tenant on hand allows you to monitor the treatment of the property.
Whether to lease, buy or sell property is dependent on many factors and is an individual preference. All transactions entailing a property’s listing is best marketed by a local realtor that manages commercial leasing and sales. Correctly listing a property for lease or sale is very important. The premises need to be presented and advertised in a professional manner to generate interest to potential lessees or buyers. The realtor will handle all phone calls, emails, arrange viewings and assist in any questions buyers may have regarding purchasing a property. Most realtors work hand in glove with several title companies and when a unit is under contract, they can schedule a date and time for a smooth, uneventful closing.
