It is most popular for its carriage ride paths, walking and stunning views of the Boston skyline. Little Brewster Island is nine miles south of Boston Harbor and is the site of one of only five remaining Coast Guard operated lighthouses in the US. West of World’s End is a 44 slip marina with electrical hookups, convenience services for sailors and power boaters, and sheltered from the north by a series of small islands. At a time when many businesses are recovering from hard times and starting again or moving to different regions, leasing office space is one of two options. Leasing space allows you to get the feeling of a community and its residents without too much initial outlay and some units can even be leased furnished. Leases range from three months to one, two, three, or even five years. Most owners prefer at least a one year lease, which can be to the lessee’s advantage, as this allows them the freedom to shop around for a another unit in a different area at the end of their lease, or move to a bigger space. Leasing a 1,680 sq. ft. space near the marina will cost around $2,240 per month and a 4,095 sq. ft. unit in the same area will cost around $5,460 per month. The industrial park close to “Pilgrim’s Highway” is another good location. A 900 sq. ft. space will cost around $1,500 per month.
Leasing is not for everyone. Some companies favor buying property as they regard this as an asset and an investment. Purchasing a space larger than needed is quite common. That way the company can use the room they need and lease the remainder until their business grows enough to expand into the excess space. Many companies purchase property with a view to permanently leasing it thus generating a healthy monthly income to boost their cash flow.
Once a company has bought a property and they have extra space to lease, many contact the realtor from which they purchased the unit and ask them to list the section of the property they want to lease. The manner in which a broker lists a unit can be the most important part of a real estate transaction. The response the seller receives is dependent on the way the property is promoted by the realtor. A local, commercial real estate broker has knowledge of the region, the price per square footage; prices of similar properties based in the same area and can give advice on the expected price range. A good quality photograph with a detailed description of everything included in the sale, the location and condition of the property will generate interest to potential buyers. A good realtor has knowledge of several title companies for closing the sale and employing a realtor will double the chance of a reasonably quick and uneventful sale to everyone’s satisfaction.
