Groton Condos
Groton is located in the Nashoba Valley area and is the largest town in northwestern Middlesex County Massachusetts. The 42 driving miles to Boston will take an hour via US Route 3 S. No commuter rail serves the town and the closest is MBTA’s purple line which stops at Ayer, four miles away. There are 106 miles of maintained roads within the town and one third of the area has protected public open spaces with over 100 miles of trails for walking, hiking, hunting or camping. Groton Town Memorial forest covers 513 acres with 14 miles of trails and is a popular destination in winter for snowshoeing, sledding and cross country skiing.

The country club is open to all and is owned by the town. It features a nine hole golf course, a banquet room for special events, a pub and grill and an Olympic-size swimming pool. Full club membership includes unlimited use of the golf course and pool facilities. The annual Grotonfest generally takes place in September and is an all day event with open air arts and crafts, food, raffles and live music.
Busy Main Street hosts regular town gatherings as well as a farmer’s market, retail shops, cafés and many chain and privately owned restaurants. On the western perimeter of the town is scenic Nashua River and a district called Paper Mill Village where occasionally rental properties become available.
Real estate in this rural town is mainly historic, refurbished homes, row houses, duplexes and townhouses. Many homes were constructed in the 19th and 20th Century and started out as two story farmhouses and have gradually become family homes or have been renovated and divided into condo units. A newer 1,872 sq. ft., three bedroom, two bathroom townhouse set in the heart of the countryside with ceramic tile flooring, mahogany cabinetry, stainless steel appliances and oversized, walk-in closets will cost around $335,000. Several units are handicapped accessible and a 1,000 sq. ft., two bedroom, two bathroom unit with no steps to the entrance and no stairs inside will cost around $157,000. A family size, duplex with two car garage and dormer windows in a quiet cul-de-sac in the suburbs will cost around $385,000. Of course much more expensive homes come on the market from time to time, but generally the higher the cost and the larger the development, the more costly the Home Owner Association (HOA) monthly fee will be.
More and more HOA fees now include better facilities and many now cover all building maintenance, road maintenance, Master insurance, landscaping and snow removal. Amenities might include a swimming pool, fitness center, tennis courts, putting greens, and a clubhouse with monthly events and activities. Condos usually have one or two designated or garage parking spaces as well as visitor parking areas.
