The area has two ponds, Rock Pond and Pentucket Pond as well as several streams and brooks. The town has a 1,112 acre state forest with hunting restrictions and trails for walking, hiking, mountain biking, horseback riding and cross-country skiing. Although this is only a small town, it has a theatre workshop, plenty of shops, restaurants, cafés and even a lakeside beach. It has good schools, great neighborhoods, the people are friendly, and that is why people move from the city, to live here and lead a quieter, safer life. Town residents host an annual celebration the week before the 4th of July with arts and crafts, rides, entertainment and a stunning fireworks display. A list of weekly, monthly and annual events is displayed on the town’s website. Georgetown is rural living at its best without big box stores or fashionable clubs, and for those seeking glossy entertainment, Boston is only a short drive away.
The older, historic, brick-built buildings downtown are a stark contrast to the newer, traditional, New England, Cape Cod and colonial style condos nearby. With their distinctive style, some have wrap around front porches, patios, several decks and dormer windows, which create delightful, sloping ceilings in second story rooms, as well as several gables and Georgian window panes.
As in other surrounding towns, residential property tends to be mostly low level. Rentals are hard to find and are snapped up quickly. To rent a 254 sq. ft. one bedroom, one bedroom, compact unit with an assigned parking spot and a free laundry facility would cost around $1,100 per month. To buy a similar sized home, you would pay $117,000. A slightly bigger home of 618 sq. ft. with one bedroom, one bedroom would cost around $128,000. At the other end of the scale, a newer 2,400 sq. ft., three bedroom, three bathroom, detached townhouse with a private porch and patio, two car garage and full basement would be priced around $575,000.
A family sized, three bedroom, two bathroom end townhouse with gleaming hardwood floors, a large eat-in kitchen with stainless steel appliances, sliding doors that open onto a deck and an integral garage, will cost approximately $375,000.,These prices are comparable with other towns in Massachusetts’ municipalities.
In rural towns, you get so much more for your money and have the opportunity to lead a better quality lifestyle. Realtors are kept busy with people renting, buying and selling properties. Condos are the ideal home for low maintenance living and the many inclusive extras provided by the Home Owner Association (HOA) make for a better lifestyle. All HOAs will offer different amenities. Larger developments may have tennis courts, golf courses, more than one swimming pool, and children’s facilities and may include Master insurance while a development with only 6 or 8 units might only have one swimming pool, lawn and tree cutting and snow removal. Many developments have pet restrictions and others don’t allow them. Sometimes this factor can be the deciding issue when purchasing a home. Americans love their pets and living in a country environment is the perfect place for dogs to run and play.
For the most up to date information on any property or HOA, get in touch with a local realtor who knows the region well. Once you have established contact and discussed your needs, he or she will work with you to find you a rental or to buy or sell a property. These professionals have years of experience, know the town’s price market and want to help you achieve the best rental, buying or selling price.
