The city has many well known chain hotels, motels and family owned bed and breakfasts. The village shopping center has an abundance of fast food places and coffee houses, retail stores, fine restaurants and quaint cafés. There is no need to travel to Boston for entertainment; Franklin has its own cultural resources, live theater, cinemas, dance, and live music in many bars and clubs.

The museum and library, which was the first public library in the US, is named after one of our most famous founding fathers, Benjamin Franklin. Dean College and most schools have athletic programs for basketball, baseball, soccer, football, lacrosse and golf. The city has many public and private golf courses as well as a private country club with one of the most challenging courses in the area.

Real estate property in this city is very diverse. A prestigious 6,500 sq. ft., 13 bedroom, 11 bathroom home with a huge kitchen and acreage would cost $4,000 per month to rent or $920,000 to buy. In contrast, an 880 sq. ft. unit with two bedrooms and one bath would sell for around $130,000. A more practical 2,163sq. ft., newer home with three bedrooms and three bathrooms, a front porch and single garage, would cost around $390,000. Prices in the city vary so much depending on the location and the condition of the home.

To rent a home, a realtor is the best person to contact. Many landlords have pet restrictions and other rules, so to avoid wasting time, go armed with all the information on a unit before you schedule a viewing. The same applies to buying a home. Make sure you know the price and size of home you are interested in and your realtor will email or text you with a list of suitable properties.

Condos are among the most sought after properties in any city or town. The extra benefits for simple, comfortable living and the additional amenities by far outweigh the small, monthly Home Owner Association (HOA) fee. For busy commuters and retirees, maintenance free living is a great asset. HOA fees might include Master insurance, water, sewer, landscaping, a swimming pool, playground, picnic areas and a clubhouse with resident-only activities. Other communities have more sporting activities like tennis, racquetball, and golf.

Older homes in the city have been remodeled and retain the original hardwood floors, have bright “white” kitchens with newer stainless steel appliances and granite or Corian® counter tops. Newer constructions all have walk-in closets in the master suite and many have glass doors opening onto a deck or patio. New Englanders love fresh, open air and outdoor entertainment plays a big part of their summer living, so attached decks and patios are essential when they are renting or buying a home.

Sellers should spruce up their homes in readiness before they list it by replacing any cracked tile in the kitchen or bathroom, pressure washing the exterior and assuring that all personal items are out of sight when the realtor comes to photograph the property. Your realtor can advise you on any other points that need replacing or repaired in your home.

Most condos sell fast because of the many amenities offered, but there are exceptions. Homes with pet restrictions and those that are for 55+ only appeal to a specific group, so a unit might take a little longer to sell. Parking is also another consideration and can affect a sale. Apartments generally have at least one allocated parking space plus guest parking and duplexes and single family homes have garages or off-street parking. Whichever neighborhood or whatever size or condition of home you want to rent, buy or sell, the realtor is the most well-informed profession you could employ.
