Framingham is in Middlesex County Massachusetts located 20 miles west of Boston and its status changed from being a town to a city on January 1, 2018. It has 25 square miles of land and just over one square mile of water that consists of reservoirs, ponds and the Sudbury River, which has recently been recognized for its ecology, history and scenery. MBTA’s very busy Framingham/Worcester line operates 41daily trains, and US Route 9, running through the middle of the city and intersecting with I-90, the Massachusetts Turnpike, makes for an easy commute to Boston.

The city has its own brewery with a tasting taproom, a museum of art, a community theater and several state parks. Callahan State Park covers 958 acres and is famous for its mountain bike trails, cross-country skiing, hiking and horseback riding plus 100 acres of fields. Lakeside Cochituate State Park has picnic spaces, swimming, boating, sailing and fishing. This city has something for all lovers of outdoor, country activities.
A downtown renaissance organization hosts quarterly community strolls, architectural tours, an artisan market and business-based events. The city center has cinemas, gift and specialty shops, cafés and restaurants that occupy the first floor of many historic buildings along the main drag.

If you prefer to become a home owner, getting pre-approved for a mortgage from one of the numerous financial institutions, is by far the best way to buy a house. Once you know your mortgage limit, it is just a matter of time before you find your desired residence. An attractive duplex near a lake in the south of the city built in the 1960s with 1,100 sq, ft., three bedrooms and two bathrooms, and has wall-to-wall carpeting, hardwood and ceramic tile floors, will cost around $250,000. A newer, luxury 2,377 sq. ft. duplex townhouse near to Mass Pike with three bedrooms and four bathrooms, adjacent to conservation land on a dead end street with a low Home Owner Association (HOA) fee, will sell for around $610,000.
Each development will have a different HOA fee depending on the maintenance of any association owned buildings, the upkeep of landscaped acreage, and the amenities offered to residents. The public like to purchase condos because of the convenience of having a swimming pool, a fitness room, tennis courts, snow removal and all the other extras that make their lives less complicated.
Most buildings in Framingham are low level. Brick-built apartment blocks near the town center constructed in the 1950s and 1960s tend to have multiple stories, but most residential housing is single family homes, many with two-car garages and duplexes. Large, colonial style houses have been converted into separate units and these buildings now have a more up to date appearance as masons have removed old mortar from chimneys and brick facing and re-pointed it to create a clean, newer look to the exterior.
If you have creative ideas, purchase a home with an unfinished basement. They are a great addition to any home and you can turn the extra space into anything you want; a home office, a games room with a pool table and dart board, a laundry area or use it just for storage. Selling a home with a finished basement is a very attractive feature for potential buyers. The extra space allows them to expand their living area to the lower level. Your realtor will stress the importance of this additional space and sometimes something as simple as a finished or unfinished basement will be the thing that clinches a sale.
