First Residences-Only St. Regis Condo Building Coming to Seaport

Pre-sales are underway for luxury condos at one of the Seaport District's most unique and highly anticipated high-rise buildings. The St. Regis Residences at Boston, currently under construction at 150 Seaport Boulevard, will be the hotel brand's first market-rate, purely residential property. A similar property being developed in Rye, NY, will be age-restricted for people ages 55 and older, but the Seaport property will offer high-end condos for sale to all.

Originally, Marriott International, owner of the St. Regis brand, planned to open a hotel at the site. However, when Boston-based developer Cronin Development got wind of the plans, it had other suggestions. As one of the few remaining waterfront residential parcels in the burgeoning neighborhood, the property seemed perfect for a different concept: high-end luxury condos in a building with hotel-level amenities for residents only. Envisioning upscale condos with permanent St. Regis-branded luxury services, the developer and the hotel chain broke ground on the unique concept in 2018.

The first of its kind in the world, The St. Regis Residences at Boston will house 114 condo residences in a 22-story building perched directly on Boston Harbor. Designed by Boston-based Elkus Manfredi Architects, the building is ensconced in shimmering glass and features a curvilinear, twisted and "pleated" façade reminiscent of a ship with full sails. When the project was first announced, Mayor Marty Walsh challenged the designers to develop something besides a "glass box," a design that has started to dominate the Boston skyline. Instead, he urged designers to create something that would make residents feel like they were living in a work of art.

Slated for completion in August 2022, St. Regis at the Seaport features 12,000 square feet of amenity space on its fourth floor. Available exclusively to residents of the building, these amenities include an infinity-edge swimming pool with imported, handmade tiles and sweeping views of Boston Harbor, a health club, a golf simulator, a board room, a library and a wine storage area. The property also includes a three-level underground garage with 24/7 valet service. One parking space is included in the sale price of each condo.

Seaport First Residences

Although most of the property will be reserved for residents only, there's one exception: the two-story restaurant that will occupy part of the ground floor and second floor. Described as an American bistro-themed eatery, the restaurant will feature a dining area open to the public. However, it will also include a private dining area and catering exclusively for residents of the St. Regis condos, and it will even include a separate entrance for condo owners. The bistro is scheduled to open on August 1st, just in time for the first residents to move into the building.

Condos in this unique building offer an average of 1,650 square feet of space. One, two and three-plus bedrooms condos here start at $2 million. As of December 2021, approximately 40% of the units have been sold. These pre-construction luxury condos range from one-bedroom, one-bathroom units offering around 950 square feet to sprawling six-bedroom penthouses offering 8,000 square feet. Three-bedroom condos in the building start at $6.75 million.

Nearly all units will include outdoor space of some kind, including walkout balconies, terraces and Juliet balconies. Sliding Airlux window walls will open out into the outdoor space. Units feature floor-to-ceiling windows affording expansive views of the harbor and beyond and wide-plank oak floors. Open-concept gourmet kitchens with polished marble counters and backsplashes feature appliances and wine storage by Wolf and Sub Zero, and they are fitted with custom, Italian-made cabinets. Meanwhile, spa-inspired bathrooms featuring Sherle Wagner International Collection fixtures boast roomy showers and tubs. Master baths include heated floors.

Seaport First Residences

This new Seaport District luxury condo building, being constructed on the current site of two waterfront restaurants – Atlantic Beer Garden and Whiskey Priest – is already becoming a landmark in the booming neighborhood. The restaurant on the first and second floors is part of 10,700 square feet of retail space being developed at the site.
