Fairhaven Condos

Fairhaven is a town in the southeastern corner of Bristol County on the south coast of Massachusetts 50 miles south of Boston. It is situated on the shores of Buzzards Bay and shares the harbor with the historic whaling town of New Bedford and it was recently named one of the most scenic towns on the east coast.

I-95 travels through the center of the town as well as US Route 6. SRTA provides a frequent bus service to neighboring towns. As of now, no rail service operates in the town, but MBTA is proposing to expand the commuter rail service to the nearby town of New Bedford.

The town has two large public parks one of which has tennis courts, ball fields and a running track. The Phoenix Bike Trail, which runs from the town’s old ferry terminal to Mattapoisett, is ideal for biking, hiking, walking and in-line skating.

The town lies along a coastal plain, and has some swampland, but most of the town's water area consists of harbors, bays and coves where there is a yacht club and marina for recreational boating and sailing. The largest of the small bathing beaches is Fort Phoenix State Beach and Reservation, a south facing beach to the east of the fort. The town has a Visitor’s Center and Historical Society Museum and a free library is housed in a grand Italian-Renaissance palace. The town has many events and festivals that take place throughout the year. The annual Easter egg hunt, historic lectures in the summer months at the Old-Stone Schoolhouse, and the 4th of July car and float parade are popular with both locals and visitors.

A high percentage of real estate bought and sold in the town is condos. Permanent residents find this a satisfactory way to live, especially retirees when they have grass cutting, Master insurance, trash and snow removal included in their monthly Home Owners Association (HOA) fee, and property owners find them easier to rent because of the extra amenities. For city commuters the convenience of having a year-round, heated swimming pool, tennis courts, fitness room, a clubhouse and other facilities included in a small fee, is a bonus.

Older constructions, many 100 years old, can either be brick or timber frame with a wood, shingle or vinyl siding exterior. Most older properties have been renovated and now have decks or patios and a 616 sq. ft., one bedroom, one bathroom unit will cost around $110,000. Many newer constructions are townhouses and are cheaper to build as they have connecting walls. Most end units sell for a higher price because they are classified as being similar to a duplex. Much of the construction in the town is typical New England style with double-hung bay, bow or dormer windows, some even have round or octagonal ones with Georgian panes. An average two bedroom, two bathroom home with 1,500 sq. ft. will cost around $215,000, very good value compared to a comparable one in Boston.

Condos are higher priced around the shoreline, harbor or marina. As in other coastal towns, properties with a water view are very desirable and usually sell very quickly. Even waterfront rentals are not on the market for very long. The age and condition of a property will dictate its value. Well kept, remodeled homes sometimes cost more than a newer construction because of its historic provenance. Larger rooms with high ceilings and original features hold a special appeal for many city dwellers who are considering moving away from the fast lane of life.
