Eastham Condos

Eastham is a town in Barnstable County Massachusetts located in the lower section of Cape Cod and is bordered on both sides by water, Cape Cod Bay and the Atlantic Ocean. US Route 6 is the main highway interconnecting all towns in the area and the expressway section has been named the Mid-Cape Highway with a speed limit of 55 miles per hour. With several harbors and renowned for its fresh seafood and shellfish, this small town plays host to thousands of vacationers every summer. It is now basically a resort town because of its distance from other major cities, 92 miles southeast of Boston and 96 miles east of Providence, Rhode Island. The area’s historical society holds annual craft sales, summer lectures and an August antique market. The town has plenty of hotel accommodations from motels, resorts with golf courses to modern high-rise hotel chains like the Sheraton, and a good selection of bed and breakfasts in landscaped acreage.

This quiet town has several ocean and bay beaches. Outer beach has 40 miles of sandy shoreline along with marshes, ponds and wild cranberry bogs. For country lovers the area is filled with scenic, country lanes, and wide open spaces. A section of the town, 1,500 acres, has six National Seashore beaches well known for beach driving, hunting and fishing and watching wildlife. The town even has the oldest windmill on Cape Cod.

Steeped in history, places to visit include the Three Sisters Lighthouses on Cable road and the highest point in the town Fort Hill with the Captain Penniman house, which is an 1868 two and a half story house with unusual architectural features such as an octagonal cupola surrounded by arched windows; a very different design from homes in the area now.

Many condos in the town tend to be smaller homes built in a cottage style with either clapperboard or shingle exteriors and are purchased either for vacation homes or for investment, rental properties. Larger, two story homes built in the 19th Century in various locations are available, but many have not been remodeled in recent years, and are in need of a little TLC. These are ideal for a handyman.

There are several complexes perched on peninsulas which have decks, private beaches and wonderful views of ponds with docks on one side, and countryside on the other. Some developments are accessed by country lanes with bike paths where you can cycle to the shops and restaurants, an ice cream parlor or the post office.

Even newer homes tend to be constructed in the same cottage style in keeping with the rest of the town’s architecture. A newer, 2,000 sq. ft., two bedroom, two bathroom house will cost around $350,000. Expect to pay another $100,000 for a similar size home with an Oceanside location. Turn-key units are available and a 480 sq. ft. one bedroom, one bathroom unit can sell for as much as $213,000 and a smaller 352 sq. ft. home for around $190,000.

As with all coastal towns, beachside homes are in high demand and a realtor is the best person to recommend the type of property you are looking for. With a smaller town like Eastham, you don’t have far to travel to either Cape Cod Bay or the ocean, so a rural home might suit you better.

Each Home Owner Association (HOA) offers different amenities. Some facilities might include, landscaping, road maintenance, septic, water and propane. Others include a private beach, playground, master insurance and a communal room. Deciding on HOA facilities is a big part of buying a condo and if you own a pet, check out the restrictions. Whether you want a year-round residence, a vacation home or an investment rental, the monthly fees should be taken into consideration.
