Dennis Condos
Dennis is a town in Barnstable County, Massachusetts, located in the center of Cape Cod, which encompasses five villages all of which have their own post office. This is a traditional New England town with tree-lined streets that hails back to whaling times and was named an “All American Town” in 1978. Today the town is a popular vacation spot renowned for its warm water beaches along the southern Nantucket sound and the colonial mansions that overlook northern Cape Cod Bay. Both the north and south shores are lined with a total of 16 beaches and many yachting clubs. Public beaches are free to walk on but visitors pay a daily parking fee. Residents can purchase a seasonal parking sticker with proof of residency and visitors cannot park at resident-only beaches. Three major roads serve the area, US Route 6 is a highway, Route 6A follows the line of the coast passing through picturesque villages and Route 28 is a busy thoroughfare with shopping opportunities, many restaurants and traffic lights.

Key recreational areas are Johnny Kelley Recreation that provides a hiking and jogging trail, an exercise trail, playing courts and fields and a picnic area. Another recreation area along the shores of Bass River has easy hiking trails with spectacular views, boat tours, kayaking and canoeing. Because of its location, this lively area has many water related sports like sailing, parasailing, jet ski rentals and lobster roll cruises. With two coastlines to this town, there are more waterfront homes available than inland, so properties will generally cost more.
Most homes for sale or rent were built in the 20th century or are newer constructions. Along the Nantucket coastline, there are many free standing, award winning complexes where gentle, cooling breezes greet you as you wander on soft, white sands. Some condos contain only two units and feel like a single family home. Others have multiple units with magnificent views of the ocean and beaches from private patios and decks.
Property in this area is snapped up quickly as many city folk buy prestigious units for vacation homes or as an investment to rent out during the summer months. The population of the town almost doubles between spring and Labor Day with day-trippers and summer-long vacationers vying for beachfront homes to rent.
For buyers preferring to live away from the coast, there are many properties located in the center of the peninsular. Smaller, older one bedroom, one bathroom homes with a modern kitchen in a modest sized complex may be priced under $100,000, but for more spacious accommodations with better amenities, prices will be higher. Coastal properties with waterfront views can cost from moderate pricing to millions. Once you have chosen your desired neighborhood, shop around until you find the perfect place, there is something out there for everyone no matter what your budget.
All condo complexes have Home Owner Association (HOA) fees, which are either paid monthly or quarterly and the amount will differ according to location of the unit and the facilities offered. Depending on the size of the complex, amenities can include a clubhouse, pool, tennis courts, landscaping and private beaches. Others might include gated, controlled access, cable TV and exterior maintenance. When you find an interesting property, your local realtor will explain the cost and facilities that are included in the HOA, so that you can decide which type of lifestyle is right for you.
Foreclosures are available in most towns and Dennis is no exception. Buying a foreclosure is not as straight forward as a regular sale. Many end up becoming a type of “auction” with banks setting a closing date to receive offers. Banks need to glean as much money as possible for the property to cover their loss, so you really need a good, local realtor to guide you through this process.
If you have a property to sell, a realtor can have the unit photographed and listed the same day as well as contacting buyers interested in your type of home. Paying a small commission is well worth the time and effort the realtor spends to get you a good market price and a quick sale, so why wouldn’t you employ an expert to help you sell your home?
