Bordered by the Neponset River and only 15 miles from downtown Boston, this bustling city combines a healthy urban density with access to gorgeous natural ponds, streams, and hills. A number of national retailers and technology firms have their headquarters here, which has increased the demand both for housing and mixed use projects. Unsurprisingly, the condo market here is brisk, with most listings selling within two weeks of being placed on the market. The average purchase price is $300 per square foot, and the typical monthly association fee ranges between $250 to $400. The housing stock reflects the waves of economic growth the city has experienced, with about a third of the residences built before 1920, a third before 1970, and the remainder in the last few decades. Numerous developments are nearing completion of construction now, and frequently offer buyers a built to suit option.

Inside the Market

The units that were built before 1920 tend to offer cozy, well defined spaces with gorgeous hardwood floors and stylish lighting fixtures. Many of these units are located in buildings with clapboard or brick exteriors and span two to three floors. These units tend to be located close to downtown, enabling residents to walk to a number of restaurants and shops. The kitchens within these units do not usually have a separate island, although some remodels do make room for an island that subsequently can function as an informal breakfast or snack area. Most of the kitchens have two countertops that are parallel to each other, with a wide space in between that makes it easy to work within the kitchen. Most of the original appliances have long been replaced with stainless steel or white aluminum appliances. Wooden cabinets and built in storage closets tend to round out the room. The dining area is usually located next to the kitchen and is partially or fully enclosed. In some dining rooms, a fireplace may be present. Depending on their specific date of construction, the older units often feature charming structural details such as rounded nooks or ornamented door frames.

The newer units generally have an attached garage that can also function as a storage space depending on the resident’s needs. On the first floor, the interiors tend to feature open floor plans that allow a resident to look from one end of the unit to the other without having their view obstructed by a wall. A fireplace is common, as are a set of sliding glass doors that lead out to a deck or balcony. In some units, the exterior balcony functions as a second entrance, with exterior stairs that lead down to the ground level. Most of these units have recessed lighting and hardwood floors. The kitchens often have separate islands with ensuite sinks and cabinets for additional storage. The bathrooms here are typically roomy and decorated in tile, with a shower and bathtub combination. Depending on the size of the property, one bathroom may only feature a tub, while another only has a shower. Ceiling fans are common, especially in the bedrooms.

Development and redevelopment in all sectors is currently being undertaken by the city of Canton, which is excellent news for potential buyers and sellers. In 2017, the city received a $4 million grant from the Massachusetts Department of Energy Resources, enabling the area to undertake a number of projects that will not only add valuable commercial and residential space, but do so in a highly energy efficient way. Larger complexes within the city limits that were previously used for industrial or commercial purposes are also being considered as potential new places for restaurants, shops, and residential units. All indicators are positive for continued property value appreciation, making this an ideal place for investors to buy.
