Burlington Condos

Overview

Located only 12 miles from Boston, this city is experiencing an exceptionally competitive condo market. The area has a robust density that is fuelled not only by its proximity to Boston, but the presence of both abundant natural scenery and long established business and economic districts. Reachable via both Interstate 95 and Route 3, the area is close to an MBTA Commuter Rail line stop in neighboring Woburn, which can be reached via numerous MBTA bus routes that circle through the city. The average purchase price for a unit in this town is $400, and the typical monthly association fees range from $300 to $400. Listings here rarely last for a week before finding a suitable buyer.

We believe that by developing sustainable, productive relationships, we can create opportunities that benefit both the buyer and the seller.

Inside the Market

The majority of units in this area are either stand alone residences on large lots, or are grouped with three to four other units in miniature complexes. While a few very large complexes do exist in town, the relative density of the area is conducive to units that have access to their own yard or lot, or share it with only a few other people. As a result, many of the units in this town are exceptionally spacious, and feature multiple bedrooms spread out over multiple floors. Most of the residences have been built within the last thirty years, and as a result have a fairly open floor plan. However, a few older units do come to market on occasion.

The newer units tend to feature granite or marble countertops in the kitchen, with an optional tile backsplash. Stainless steel appliances are usually included with these newer units, although some attempt to create a custom interior by installing appliances that resemble vintage machines with their pronounced curves and manually operated dials. However, these “vintage” appliances only have the appearance of being old; their interior workings are state of the art.

A mixture of recessed lighting and custom fixtures pervades both the kitchen and the living areas. In most of the units built after 2000, recessed lighting in the ceiling is the most common form of illumination. In some cases, track lighting may be installed, especially in apartments that feature a mezzanine or oversized landing on a staircase. The track lighting helps spotlight certain features of the unit, creating a signature look for the residence.

Older properties tend to favor more elaborate lighting fixtures. Miniature chandeliers are often found in older units, with sconces and pronounced ceiling-mounted fixtures providing the remainder of the illumination. In nearly all properties, regardless of their initial construction date, extensive banks of windows have been used to provide natural light and ventilation. Most units, especially those that span two stories or more, tend to have a set of sliding glass doors that leads out onto a deck or balcony. These doors also double as a source of illumination.

The city of Burlington currently has a number of new developments either slated to open or in the planning stages. In addition to having ties with industry, government, and education that have led to the creation of research facilities and corporate headquarters, the city is looking into redeveloping some properties downtown. These redevelopment ideas take into account the need for easily accessible shops, restaurants, and office spaces that meet the needs of the community while also inviting visitors to become new residents. Several national chains have expressed interest in opening new stores in the area, making this an excellent place to invest in property.
